-These changes shall be shown on the tentative subdiVision map for City review <br />and approval. <br /> <br />83. <br /> <br />84. <br /> <br />85. <br /> <br />All proposed property grading shall be constructed above the 100-Year flood plain. <br />The project developer shall process through FEMA a request for "Letter of Map <br />Revision" (LOMR). The project developer shall provide a conditional letter of <br />Map Revision from FEMA to the City Engineer prior to approval of the Final <br />Map.. <br /> <br />Top of curb grades shall be equal or higher'than the one hundred (100) year flood <br />elevation, as approved by Zone 7 for the widened Arroyo Mocho channel. <br /> <br />Prior to occupancy of units, the project developer shall supply the City with a <br />LOMR from FEMA. <br /> <br />86. <br /> <br />The project developer shall extend the Arroyo Mocho to its ultimate width along <br />the project northerly boundary, and as necessary to allow construction above the <br />one hundred (100) year flood plain. These improvements shall be constructed to <br />Zone 7 standards. The project developer shall acquire all land necessary to con- <br />struct these improvements from the adjacent properties. <br /> <br />87. <br /> <br />The soundwall along Stoneridge Drive, shall be located on private property and be <br />maintained by the homeowners' association. <br /> <br />88. <br /> <br />The project developer's engineer shall demonstrate to the City Engineer that sani- <br />tary sewer main will not be required along the northerly boundary of the develop- <br />ment to allow the sanitary sewer to flow by gravity. If a sanitary sewer main is <br />required along the north boundary, sufficient lots shall be removed to allow a street <br />to be installed between the two loop streets. This revision, if required, shall be <br />shown on the tentative map for review and approval by the Planning Commission. <br /> <br />Urban Stormwater Runoff Requirements: <br /> <br />89. <br /> <br />The project developer shall label all public street storm drain inlets with the word- <br />ing, "No Dumping -- Drains to Bay" using City-approved methods and materials. <br /> <br />90. <br /> <br />Prior to the commencement of any clearing, grading, or excavation, the project de- <br />veloper shall submit a copy of the State Water Resources Control Board Notice of <br /> <br />PUD-91-11-3M <br />Final Conditions of Approval <br /> <br />May 22, 1998 <br />Page 14 of 16 <br /> <br /> <br />
