oo <br /> <br /> shall be recorded for Lots 3, 4, and 6 requiring that the abovementioned landscaping on <br /> each of these lots be maintained in perpetuity by the respective lot owners. The <br /> landscaping materials shall be maintained in their natural form with routine maintenance, <br /> such as weed abatement, removal of debris, etc., performed to address fire protection and <br /> other public safety issues. <br /> <br /> 12. The developer shall be responsible for relocating the existing gate. to the Fuller property <br /> to the area shown on the plans. The final details of the design and location of this gate <br /> shall be provided for the review and approval of the Planning Director prior to the City <br />" Council approval of the final map. <br /> <br /> 13. The project's design guidelines shall be modified to reflect the following modifications to <br /> the site development standards for these lots. A copy of these revised design guidelines <br /> shall be presented to each perspective purchaser of the lots and a restrictive covenant <br /> disclosing the applicability of design guidelines for the property shall be recorded with <br /> the deed to the property at the time of close of escrow. <br /> <br /> a) The exterior elevations of the custom homes shall be a dark earthtone color, <br /> consistent with the hillside setting of the development. <br /> <br /> b) The driveway locations to the custom home lots shall be substantially <br /> similar to the locations shown on the development plan (indicated by either <br /> an arrow or an actual driveway). <br /> <br /> c) Cross-sections showing the line-of-sight from both north- and south-bound <br /> Foothill Road through the individual custom home site shall be prepared as <br /> part of the design review process for each custom home. The purpose of <br /> these cross-sections is to ascertain whether the proposed home has a natural <br /> backdrop or whether one needs to be provided as part of the custom home's <br /> landscape plan. If it is shown that a backdrop is needed, the homeowner <br /> shall be required to plant four 36" box size trees along the lot's western side <br /> in an area determined by the City which would best provide such a <br /> backdrop. <br /> <br /> d) Each lot would be required to provide three on-site parking spaces for use <br /> by guests of the residence. Tandem parking spaces will be deemed <br /> acceptable for this purpose. <br /> <br /> e) The side yard setback shall be a minimum of 25 feet for the first tier of lots <br /> along Foothill Road. <br /> <br /> SR.'98:89 <br /> Page 8 <br /> <br /> <br />
