61. The storm water inlet structure near Lot 2 shall have a overland spillway onto the private <br /> driveway. The private driveway shall be designed to carry this flow. <br /> <br />62. The proposed fill slopes on Lots 4 and 5 shall have a maximum slope of 3:1 unless <br /> otherwise approved by the City Engineer. <br /> <br />63. The storm water runofffrom each of the lots shall be directed to the public street or .other <br /> approved storm drain collection system unless otherwise approved by the Building <br /> Official and City Engineer. <br /> <br />64. The applicant's engineer shall verify whether the capacity of the storm drain swale along <br /> the northerly property line and the existing culverts trader Foothill Road are adequate to <br /> handle the stormwater nmoff from the site. The applicant shall mitigate any stormwater <br /> problems associated with this development to the satisfaction of the City Engineer prior <br /> to the approval of the tentative map. <br /> <br /> 65. The owners of the Lots 2, 3, 5, and 6 shall be notified that they will have to accommodate <br /> drainage from the uphill area of the ridge as pan of their individual lot drainage plan. <br /> Specific reference to these requirements shall be made in the deed for each lot. <br /> <br />66. The applicant shall improve Foothill Road along the project frontage to the satisfaction of <br /> the City Engineer. These improvements shall include but not limited to constructing two <br /> 13 foot travel lanes, two 6 foot bike lanes and 5 foot wide area behind the western curb <br /> graded at a 2 percent towards the street. At the intersection of Foothill Road and the <br /> proposed entrance street to the project an additional 12 foot left turn lane and right turn <br /> deceleration lane shall be added, along with any necessary transition. The applicant shall <br /> dedicate a 8 foot wide public service easement behind the curb of the project street. There <br /> shall be no driveway access from the individual lots onto Foothill Road. The developer <br /> shall determine the structural section of the existing Foothill Road. If the existing street <br /> section is not adequate for the anticipated traffic demand, the street shall be reconstructed. <br /> If the street section is adequate, the street shall be overlayed with a minimum of 11/2 <br /> inches of asphalt with fabric. These improvements shall be shown on the tentative map. <br /> The applicant may enter into a reimbursement agreement with the City to recover some of <br /> the costs of these improvements from other benefiting properties when they develop their <br /> properties. <br /> <br /> 67. All proposed V-ditches shall be constructed of concrete. <br /> <br /> 68. Any fill slopes over 25 It. in height shall be monitored for one year before construction is <br /> allowed to proceed on the surface. <br /> <br /> SR:98:89 <br /> Page 16 <br /> <br /> <br />
