52. The design for the line, grade, and structural sections for the streets serving this <br /> development shall be subject to final. review and approval by the City Engineer. <br /> <br />53. The applicant shall construct vertical P.C.C. curbs and gutters within this development <br /> unless otherwise approved by the City Engineer. <br /> <br />54. The design of the water supply and sanitary sewer systems shall be subject to the review <br /> and approval of the City Engineer. <br /> <br />55. Approval of the storm drainage system shall be subject to the review and approval of the <br /> City Engineer and Zone 7, as applicable, that the system is adequate, connects to an <br /> approved point of discharge, meets any and all applicable requirements of the Alameda <br /> County Flood Control District - Zone 7, meets any and all applicable requirements of the <br /> Federal Emergency Management Flood Hazard Program, the California DeparUnent of <br /> Fish and Game, and meets the immediate and long-range requirements of this <br /> development and all upstream areas intended to be drained through this development. <br /> <br />56. The developer shall be responsible for the undergrounding of the overhead utility lines <br /> along the project's Foothill Road frontage. The applicant may enter into a reimbursement <br /> agreement with the City to recover some of the costs of the undergrounding from other <br /> benefiting properties when they develop their properties. <br /> <br />57. Lots above elevation 390 shall have individual hydromatic booster pumps for their water <br /> systems. Where feasible the pumps shall be located in the garage of the unit. <br /> <br />58. The typical section for the Equus Court shall be revised to reflect a minimum street width <br /> of 28 It. from curb to curb. There shall be a 5 foot wide area behind the curb which shall <br /> be graded at a 2 percent slope towards the street. The public service easement shall be 8 <br /> foot wide. On-street parking shall only be permitted on one side of the street. This <br /> revised road profile shall be shown on the tentative map. <br /> <br />59. The typical section for the private access driveway shall be revised to reflect a public <br /> service easement over the roadway and 5 ~. behind the roadway on each side. This <br /> revised profile shall be shown on the tentative map. <br /> <br />60. Unless otherwise approved by the City Engineer, all public storm drain lines shall be <br /> located within the street right-of-way. All other lines shall be private and maintained be <br /> the individual homeowners. The proposed storm drain line at the southerly end of Equus <br /> Court leading to Foothill Road shall be relocated to the street. The proposed storm drain <br /> line from Lot 2 shall be located within a private storm drain easement outside the street <br /> fight-of-way and public service easements. <br /> <br />SR:98:89 <br />Page 15 <br /> <br /> <br />
