d) The fence and Class II accessory structure rear yard setbacks for Parcels "1" and <br /> "2" shall be 25 ft. from the centerline of the creekbed. <br /> <br /> e) The design of the proposed homes shall be informal and rural in character. Formal <br /> architectural design styles shall not be permitted. <br /> <br /> f) If stucco is used on the exterior of the building, stone, wood, or another acceptable <br /> accent material shall be used on all four building elevations. <br /> <br /> g) The grading shall be reviewed to ensure that it complements the natural terrain and <br /> enhances the rural character of the area; the objective is to limit grading to the <br /> minimum required to achieve proper drainage. Additionally, the grading shall be <br /> completed in such a manner to ensure the preservation of the site's existing trees, <br /> particularly native species and Heritage-sized trees, to the greatest extent possible. <br /> <br />15. The proposed grading for the custom homes shall be submitted for the review and <br /> approval of the Planning Director as part of the design review process for each of the <br /> custom homes. <br /> <br />16. A proposed front and side yard landscaping plan for each of the custom homes shall be <br /> submitted for the review and approval of the Planning Director as part of the design <br /> review process. Said landscape plan shall be detailed in terms of species, location, size, <br /> quantities, and spacing. Parcel "1" shall install street frontage landscaping along <br /> Sycamore Road which is consistent with the approved Sycamore Road landscaping <br /> master plan. Native and drought tolerant plant materials are encouraged per the <br /> requirements of the NSSP. All trees used in landscaping be a minimum of 15 gallons in <br /> size and all shrubs a minimum of 5 gallons, unless approved otherwise. <br /> <br />17. All landscaping for the custom homes shall be installed within nine months of occupancy <br /> of the proposed dwelling. <br /> <br />18. A fencing plan shall be submitted for the review and approval of the Planning Director as <br /> part of the design review approval for each of the custom homes. Only split rail fencing <br /> with a maximum height of 4 t~. shall be used along the Sycamore Road street frontage of <br /> Parcel "1." All fences on the project site shall be compatible with the natural landscape, <br /> constructed of nonreflective materials, and where appropriate, be of open construction <br /> that will not block scenic views. <br /> <br />19. The applicant shall submit a final grading and drainage plan, prepared by a licensed civil <br /> engineer, for each custom home depicting all final grades and on-site drainage control <br /> measures, including concrete-lined V-ditches, to protect all cut and fill slopes from <br /> <br /> <br />
