businesses in the area, reducing parking to allow for extra landscaping, and clearance from the back of the building to the front fence line. Chairperson Roberts noted that this business park has many auto businesses demanding parking and that parking should not be removed to allow for additional landscaping. Further, she would not be in favor of the view of the fire department being blocked. She expressed concern with the applicant starting from square one with a plan due to a request for increased landscaping when none of the other buildings in the Stanley Business Park have this kind of landscaping plan. Commissioner Kumaran expressed his concurrence with Chairperson Roberts' statements and suggested that Commissioner Maas amend her motion to include that the density of the landscaping be thickened. Mr. Pavan commented on the current landscaping. He stated that the driveway aisle could be reduced in width to 22 to 23 feet to allow for additional landscaping on the corner; however, it could not be reduced to 20 feet. Commissioner Maas stated that in her opinion this is a trivial item and her motion stands. Commissioner Kumaran withdraws his second and noted the importance of improving the visibility and aesthetics on this project. Further, he noted his desire for the driveway to be reduced two to three feet to allow for additional landscaping. Commissioner Arkin further suggested that landscaping on the north side of the front parking lot be thickened. Chairperson Roberts noted that additional landscaping would not be feasible in this area due to cars needing sufficient drive aisles to get through this area. Commissioner Maas noted she will amend her motion to include that staff will work with the applicant in gaining additional landscaped area on the mm at Bemal and Del Valle Parkway. Commissioner Kumaran seconds the motion, as amended. Chairperson Roberts clarified the motion to include the conditions discussed to allow galvanized fencing with slats; that further landscaping will be added, if possible, to the comer of Bemal and Del Valle Parkway; and that staff will work with the applicant to mask the exhaust stacks, if possible, and if not feasible, exhaust stacks will be moved. A motion was made by Commissioner Maas, seconded by Commissioner Kumaran, that Case Z-99-228 be approved subject to Exhibit "B", Draft Conditions of Approval, including the conditions to allow galvanized fencing with slats; that further landscaping will be added, if possible, to the corner of Bernal and Del Valle Parkway; and, that staff will work with the applicant to mask the exhaust stacks, if possible, and if not feasible, exhaust stacks will be moved.
