Commissioner Sullivan noted that he voted no on the motion due to his desire for the Commission to
review custom homes. Further, he expressed concern with the additional lots near lots 29 and 30 and
that the information in the original approval was not adequate in regard to the earthquake fault zone and
the butterfly habitat.

_UP-98-76/Z-98-98-311, Jack Chestnut - continued
Applications for: (1) administrative design review approval to construct two, one-story
additions totaling approximately 260 square feet to an existing, approximately 413
square-foot, detached accessory structure (resulting in a total area of approximately 673
square feet) located adjacent to the eastern side yard of the property at 4128 Stanley
Boulevard; and (2) conditional use permit approval to establish a second unit within the
same detached structure. Zoning for the property is R-I-20,000 (single-family residential)
District.

Pat Knapp noted that he is in support of the secondary unit for the Chestnut property.
PUBLIC HEARING WAS CLOSED

Commissioner Maas expressed concern that this unit is compatible with the main structure.
Commissioner Kameny requested that the color on the main house be the same as the secondary unit and
existing garage so they will be compatible. Further, he commended Mr. Chestnut and the neighbors for
reaching an agreement.

A motion was made by Commissioner Kameny, seconded by Commissioner Roberts, making the
conditional use permit findings and approving Case UP-98-76/Z-98-311 subject to the conditions
listed in Exhibit "B," with a modification that the construction hours be restricted to Monday
through Friday.

ROLL CALLVOTE

AYES:
NOES:
ABSENT:
ABSTAIN:

Commissioners Kameny, Maas, Roberts, Sullivan and Chairperson Kumaran
None
None
None

Resolution No. PC-99-42 was entered and adopted as motioned.

Tentative Tract Map 7045, Passport Homes
Application to subdivide an approximately 64-acre-lot into seven single-family residential
lots and one open space lot located at 11115 Dublin Canyon Road.
