Commissioners Kameny and Maas requested that there be a higher percentage of below market rate units <br />developed in the project for affordable housing. <br /> <br />Commissioner Maas suggested that replacement trees be planted early enough to allow trees to develop <br />growth and maturity by the time development is completed. <br /> <br />Mr. Grote readdressed the Commission and noted that due to the comprehensive development of the <br />plan, there axe fewer impacts to the City. <br /> <br />PUBLIC HEARING WAS CLOSED <br /> <br />Commissioner Roberts requested there be discussion of the Development Agreement and Preannexation <br />Agreement. Further, that there be discussion on design guidelines and density. <br /> <br />Commissioner Maas requested that there be additional discussion of affordable housing issues. <br /> <br />Commissioner Sullivan requested additional information relating to the size of project and impacts of <br />the project. <br /> <br />Commissioner Roberts requested that an analysis be provided relating to reducing the density of homes <br />and the impact that would have on the project; however, with the variety of housing being retained in <br />plan. <br /> <br />Commissioner Sullivan requested that staff provide an analysis of the impacts of overall City traffic <br />when project reaches build-out. <br /> <br />Cha. irperson Kumaran requested that the developer provide the acceptable minimmn density for the <br />project to reach financial feasibility. <br /> <br />Commissioner Sullivan requested that staff provide information relating to additional schools if the <br />proposed site at build-out completely fills enrollment at the proposed school. <br /> <br />Commissioner Sullivan requested information of what the proposed infrastructure can support. <br /> <br />Commissioner Roberts requested that staff analyze issues relating to changing the PUD to allow for <br />additional schools throughout the development versus homes. <br /> <br />Commission Sullivan requested additional information relating to the issue of radioactive contamination <br />in the area. <br /> <br />Commissioner Maas expressed her desire to modify the PUD conditions and key elements to allow for <br />upgraded analysis and necessary mitigation, and she noted this may address flood control issues. She <br />expressed her concern with affects on the resident's living downstream relating to flood control issues. <br />She expressed concern with the proposed location of the high school.
