LLC <br />Application for Vesting Tentative Map (Tract 7255) approval to allow the subdivision of <br />appeoximately 510 acres to accommodate 581 residential units, 745,000 sq.ft, of office <br />development, 5,000 sq.fl, of commercial development, and approximately 320 acres of <br />open space area in a manner consistent with the governing PUD Development Plan <br />(PUD-02) appwved for the former San Francisco Water Department's Bemal Avenue <br />lxoperty. Zoning for the property is Planned Unit Development. <br /> <br />C~eg Plucker presented the staff report, noting that the application being reviewed this evening is <br />for the development of Phase I of the site, and that Phase II will be the public use portion of the <br />property. He advised that the tentative map was developed in accordance with Alternative A of <br />the approved PUD development plan and includes the eastern area development. He further <br />advised Chat staffbelieves that the tentative map is consistent with the approved PUD <br />development plan and the plan for the east area is consistent with what the City Council had <br />approved. Mr. Plucker noted that the staff report reviews the conditions of approval that were to <br />be resolved in conjunction with the tentative map and statTbelieves that the developer has <br />satisfied all of these conditions. <br /> <br />Mr. Plucker referred to staff's memorandum which was distributed this evening which provides <br />minor modifications to several conditions of approval made due the result of discussions <br />between the applicant and staff following the publication of the staff report. <br /> <br />In response to a question from Commission Arkin, Mr. Plucker provided clarification oftbe <br />tentative tract map and final map process, noting that the tentative map creates lots and major <br />parcels that will be subject to subsequent final maps.
