COUNTS FROM THE APPLICANT <br /> <br />Tony Perino of Nearon Enterprises, 30 Oak Court, Danville, represented the applicant. Mr. <br />Perino introduced the project architect, Ed Choi of the Chamorro Design Group, and David <br />Muhlfelder of Nearon Enterprises. He provided an overview of Nearon Enterprises. In response <br />to a question from Chairperson Sullivan, Mr. Perino advised that they intend to lease space in <br />this facility to other tenants. He presented information regarding proposed plans for tenant <br />occupancy. Mr. Perino requested that the Planning Commission consider allowing Saturday <br />construction in that the building is buffered from surrounding residences by building setbacks <br />from the street and mature trees. With regard to the LEED Green Building standards, Mr. Perino <br />stated that it is their understanding that the LEED standards are currently a discretionary position <br />and that the City will adopt more formal standards in the future. He advised they are adopting <br />many of the policies on the checklist in the conslxuction of the building, but since the tenant <br />improvements will not be built until the tenants are identified, they are, therefore, concerned <br />about the language in the condition regarding "each subsequent tenant improvement." He noted <br />that they believe this lang--$e is a little broad and vague. Mr. Perino also asked that the <br />Planning Commission consider modifying Condition #12 which gives the Planning Director <br />absolute discretion as to when the electric vehicle chargers will be installed, noting that the <br />applicant would like to have a little more control regarding the installation of the chargers and <br />have it based on demand. <br /> <br />In respeose to a question from Commissioner Arkln regarding the amount of demolition that will <br />be done at the site, Mr. Choi advised that some exterior panels and louvers will be removed. He <br />noted that they would be complying with the LEED recycling standards. <br /> <br />In response to an inquiry from Commissioner Roberts, Mr. Choi noted that the sunshades offer <br />some shading, but also add some architectural interest and shadow lines. <br /> <br />Commi~ioner Roberts questioned the wording of the condition regarding the elecffical vehicle <br />charging stations. Mr. Pavan advised that the conduit for the stations will be installed, but that <br />the charging hook-ups would not be installed until they are needed. He further advised that the <br />Planning Director would be the "beck-up" to ensure that the chargers would be installed when <br />n~xied. <br /> <br />In respol~se to Commissioner Roberts' question regarding the smoking area, Mr. Choi advised <br />that the smokin~ area is not covered. <br /> <br />Chairperson Sullivan inquired as to whether the tenants pay the electric bill. Mr. Perino advised <br />that it h~s not yet been determined. He noted that if it is a standard office user the landlord <br />u~ually pays it, but if it is a tenant with special needs, the tenant may pay it.
