In response to a question from Co~nmi~ioner. Arkin Mr. Pavan confirmed that this application <br />must be reviewed and approved by thc City Council, <br /> <br />In response to an inquiry by Chairperson Roberts, Mr. Pavan advised that the original PUD <br />approval for this area of the site was for parking and landscaping. He also advised that the <br />29.5% FAR discussed in the staff report is for the entire pwperty and includes the proposed and <br />~xisting buildings. Commissioner Maas commented that this is below the General Plan <br />requirement. Mr. Pavan provided clarification as to the process that would be followed ifa <br />restaurant is located in the pwposed building. <br /> <br />Discussion ensued regarding the current users of this parking lot and the proposed building <br />height. Ma'. Pavan noted that he feels the building height is comparable to the Vanghn Building <br />and wil/~ the buildings on West Angela. <br /> <br />In response to a question by Commissioner Sullivan, Mr. Pavan advised that the proposed siding <br />material is a combination of cement, wood fiber, end glue binder. A sample of the proposed <br />siding was displayed. Mr. Pavan stated that proposed material should have the look of wood <br />siding. He noted that Mr. Larry Cannon, the peer review architect for this project, suggested <br />using natural wood, but that the Vaughn Building and the Clover Creek building use masonite <br />siding. He advised that staffhas requested that individual, six-inch planks be applied. <br /> <br />CO~S FROM THE APPLICANT <br /> <br />Mr. Charlas Huff, 30 W. Neal, the project architect, noted that they have been working with staff <br />for sonde thne regarding the design of the project. He commented on the details of the design, <br />noting that he feels it is a good rendition of heritage Pleasanton. He noted that he tried to <br />combine some of the elements on W. Angela Street with the flavor of the train ~tlon. Mr. Huff <br />further not~,d that the use of the first floor has not yet been determined. He stated that this is one <br />of the few projects that has come forward in the past number of years that has addressed the <br />parking issues. He advised that Hap's Restaurant leases parking spaces on the project site on <br />certain nights, but that once the project is in place that parking leasing agreement will change. <br />Chairperson Roberts noted that Hap's has valet parking. <br /> <br />Commissioner Arkin questioned the issue of retail on the first floor. Mr. Huffnoted that the <br />applicant could respond to this question. Commissioner Arkin also asked iftbere is training <br />available to architects regarding the LEED Green Building standards. Mr. Huff responded that <br />currently there is no training available, noting that it is in the early stages, but that he has <br />attended seminars on this matter, but there is nothing formal with particulars. Commissioner <br />Arkin inquired as to how difficult or easy it is to apply the standards. Mr. Huff stated that it is <br />easier to address the issues such as the exterior siding, but the interior issues need to be <br />addressed step by step. <br /> <br />Commissioner Maas stated that it is noted in the staff report that the applicant is agreeable to <br />making his best effort to implement the Green Building practices and work with Alameda <br />County Waste Management Authority.
