Miteh Perrim <br />Application for a major modification of an existing PUD Development Plan to allow the <br />construction of an approximately 7,700-square-foot, two-story commercial building <br />located on a portion of the existing parking/landscape area of the Pleasanton Station <br />property located at 30 W. Neal (fronting West Angela S~reet). The subject property is <br />zoned PUD (Planned Unit Development) - C-O (Commercial-Office). The Planning <br />Commission will also consider a Negative Declaration prepared for the project. <br /> <br />Associate Planner Marion Pavan presented the staff report, providing an overview of the project, <br />iacludiag details relating to the history of previous approvals for the property, the building <br />archite~ture, parking, landscaping, and signage. He noted that the plans have been reviewed by <br />mprose~tatives of the Pleesanton Downtown Association and the Downtown Specific Plan <br />Committee and that both groups have commented on the application. He further noted that those <br />comments have been addressed in the plans that are before the Commission for consideration this <br />~vening. He noted that the PDA and the Committee have supported this item and believes it can <br />proceed through the hearing process in concurrence with the City's review of the Downtown <br />Specific Plan. Mr. Pavan advised that if a sit-down restaurant were to locate in this building, <br />there would not be adequate parking, and a condition of approval requires the restaurant to <br />secure an in-lieu parking agreement from the City Council, prior to approval of a zoning <br />certificate, issuance ora business license, or building department approval for tenant <br />improvements. Mr. Pavan noted that the proposed building is meant to complement the design <br />of the Pleasanton Railroad Station as well as the two existing buildings that face West Angela <br />Street. He advised that the construction of this building would involve the removal of one <br />existing driveway entrance, existing parking spaces, and a landscape area. He noted that some <br />modifications would be made to the existing parking lot. Mr. Pavan advised that the PUD <br />modification findings are required and are included in the staff'report. He also advised that an <br />initial study and negative declaration have been prepared for the application. Mr. Pavan noted <br />fl~at a memo has been distributed to the Commission this evening which includes revised <br />conditions of approval and that staff is recommending that the Planning Commission recommend <br />approval oftbe application. <br /> <br />PLANNING COMMISSION MINUTES August 23, 2000 Page 2 <br /> <br /> <br />
