At 9:50 p.m. Chairperson Roberts announced that the Commission would recess for a break. <br /> <br />Chairperson Roberts reconvened the meeting at 10:05 p.m. <br /> <br />Discussion ensued regarding the detail for the homes on the 5,000-square-foot lots. It was noted <br />that the comer lots would require full wraps. Colored renderings of the duets were presented. <br /> <br />6.000-squ_ are-foot lots <br /> <br />It was noted that the wall with gate would be provided for the Plan 4 homes not on comer lots. <br />The detailing will be wrapped, and a standard good neighbor fence will be installed. The front <br />fence will be five feet of solid fencing, with one foot of lattice. The side and rear fencing will be <br />solid. <br /> <br />12.000-aauare-foot lots <br /> <br />Exhibits depicting the detail that continues around the elevations were presented. <br /> <br />PIIBLIC HEARING WAS OPENED <br /> <br />Dolores Bengtson, 568 Hamilton Way, commended Greenbriar Homes and the Commission for <br />~ir work. She stated that she believes a golf course can be an outstanding amenity because of <br />the recreational and visual benefit. She voiced her appreciation to C-reenbriar for preparing an <br />exhibit showing the nine-hole golf course in conjunction with the residences on the Western <br />Parcel. She expressed concern about the homes being built adjacent to open space, prior to <br />determining how this space will be used, and stated that this issue needs to be addressed. She <br />advised that if the land is not used for a golf course, it will be a very difficult piece of open space <br />to plan and proposed uses could be subjected to potential protests from the homeowners. Ms. <br />Bengtson stated that a children's play area in the apartment complex is critical. She commented <br />that she has a problem with conducting the process in two phases and she believes a specific plan <br />needs to be done on the entire property. She noted that residents would object to proposed uses <br />of the second phase once they occupy their homes. She stated that she would like to see the <br />project master-planned. Ms. Bengtson also expressed concern regarding the impacts that this <br />proposal will have on the Growth Management approvals for projects along Vineyard Corridor <br />and in South Pleasanton. She questioned the City's legal requirement to construct a certain <br />number of homes in accordance with the regional housing needs. She noted that she is pleased <br />that the proposed park is 5.2 acres and advised that she would present her comments regarding <br />the park to Park and Recreation Commission on Monday evening. <br /> <br />Valerie Hurst, 3593 Arbor Court, stated that she feels that the first phase of this project does not <br />provide enough housing. She noted that the office complex would generate 2,600 jobs, as will <br />the proposed P.E. Biosystems project. She would like to see additional homes placed closer to <br />Downtown. She commented that the proposed second units will result in another car on the <br />street. She stat~i that she would like to see additional homes in the $300,000 to $500,000 price <br />range.
