5.000-sauare-foot lots <br /> <br />Mr. Costanzo noted that the fi:om yard landscaping will be installed on the 5,000-square-foot <br />lots. He advised that the individual homeowners will be responsible for the maintenance of the <br />landscaping, including the planting strip. He further noted that CC&R's will include <br />requirements regard'rog the landscape maintenance. <br /> <br />6~00-souare-footlo~ <br /> <br />Mr. Cosmnzo noted that the applicant has attempted to identify homes in the area that have a side <br />front entry; however, the closest homes they were able to locate are in Roseville and Gilroy. He <br />advised that in response to concerns expressed by Commissioners Maa~ and Karneny at a <br />previous meeting, the applicant is proposing to install a low wall with a gate to make the <br />entrance area more prominent for the Plan 4 models placed on lots other than comer lots. <br /> <br />Mr. Costanzo advised that the homeowner will install the landscaping for the 6,000-square-foot <br />lots. The street trees for the entire project will be installed by the developer. <br /> <br />Mr. Chip Pierson of Dahlin Group Architects, presented a simulation of an alleyway with <br />landscaping. It was noted that a detail will need to be added to accommodate the placement of <br />garbage cans and garbage pick-up. <br /> <br />Discussion ensued regarding lighting in the alleyways. The Commission suggested that <br />decorative lights with photo sensors be utilized. <br /> <br />Chairperson Roberts noted that she wants to see all of the architectural detail to be carried out on <br />all of the elevations. Mr. Pierson advised that the detail is on thc fi:ont and rear of the homes on <br />the 4,000-square-foot lots. He advised that the detail will return fi:om the front four to six feet on <br />the sides. Chairperson Roberts reiterated that she wants the detail to go all the way around. Mr. <br />Pierson stated that the detail on the homes on the comers could be enhanced. Commissioners <br />Maas and Malmrose stated that they don't feel it is necessary to carry the detail all away around <br />the houses. Commissioner Maas noted that she would like to see attention to detail on the comer <br />lot houses. Mr. Pierson stated that detail can be added to the backs of thc homes and that not <br />much of the sides of the homes are visible from the street. <br /> <br />Mr. Pier~on stated that there is a lot more variety to the front of the homes because of the porches <br />and materials. He advised that be understands the Commission's interest with regard to the <br />doUfil on the homes, and that the applicant intends to do a lot more to the fi:om of the homes and <br />the detail will wrap around at least to the fence line. He stated that a comparable trim detail plan <br />will be developed for the rear of the homes. He further stated that a couple varieties of detail <br />plans will be prepared for the garages and secondary units that will match the fi:ont. <br /> <br />Mr. Pierson commented that the planting area in the alley area is one of the strongest features of <br />the plan and that more time will be spent enhancing the detail on the garage doors. <br /> <br />PLANNING COMMISSION MINUTES August 2, 2000 Page 7 <br /> <br /> <br />
