Chairperson Roberts suggested that a paving treatment be included to tie the area together. <br />Jerrold Mitchell, landscape architect, noted that they are trying to link the public common area <br />with the commercial development. He noted that they have attempted to make the open space <br />less formal utilizing crepe myrtle trees to define the pedestrian areas. He described the use of <br />paving materials and water features in the design. He noted that there will be seating around the <br />fountaiv, backed by a grass berm. <br /> <br />Commissioner Arkin noted that he supports a single tenant for the office complex. It was noted <br />that the location of a cafeteria could be determined by the tenant, who would have a stronger <br />sense of what is needed, but that it would probably be located in an outer building. <br />Commissioner Arkin also asked about a shipping/receiving area, noting that he would like to see <br />landscaping to shield this area. It was noted that a dock has not been shown, but it is possible to <br />include this element. <br /> <br />Commissioner Maas stated that she would like to see the paving extend well past the entrance <br />doors to allow for a smoking area away from the doors. Mr. Lofrano noted that they could <br />prepare a small detail of that area. <br /> <br />Mr. Rosenhaum commented that additional landscaping on the outer buildings could result in the <br />loss of parking spaces. It was suggested that the applicant work with staff regarding the <br />landscaping issues, but that the landscaping of the ingress and egress across from the Bernal <br />Corporate Park (Koll) needs to be strong. <br /> <br />Commissioner Maas suggested deleting the landscaping element on the south side and increasing <br />th~ landscaping at the Bernal Avenue entrance. She also suggested that a walking path be <br />installed along 680, such as the one provided in the Bernal Corporate Park (Koll). There was no <br />support for the addition of a pathway. <br /> <br />Mr. Rosenbaum advised that the retail portion of the development will come before the <br />Commission at a later time. The Commission agreed that there is a need for gas station in this <br />area. <br /> <br />Chairperson Roberts commented that the two different plans are a great improvement. She <br />stated that she would like to see 2-story, 3-story, and 4-story buildings, but she doesn't see how <br />this would be feasible given the square footage and parking needs. <br /> <br />Commissioner Maas voiced approval of the color scheme. Chairperson Roberts commented that <br />the dom~l roof needs to be extended further. Commissioner Arkin stated that he is happy with <br />buildings' architecture. <br /> <br />Mr. Costanzo commented on the five-acre neighborhood park proposed for the Western Parcel. <br />He noted that the Park and Recreation Commission would be reviewing this proposal on <br />Monday. He advised that the applicant has worked with Mike Fulford, the City's Landscape <br />Architect, on the development of the park plan, and the Mr. Fulford has reviewed the plan that is <br />before the Commission. <br /> <br />PLANNING COMMISSION MINUTES August 2, 2000 Page 5 <br /> <br /> <br />
