Chairperson Roberts voiced concern that the number of models offered is not enough, noting that <br />there are only six house models for 200 lots. Mr. Pierson addressed this concern, noting that <br />Plan four is used in both the 4,000- end 5,000-square-foot lots to break up the street theme by <br />having garages set back on some of the lots. There was no support for modifications to address <br />the issu~ of duplication. <br /> <br />It was noted that homes over 30 feet in height were not normally allowed. Commissioner <br />Roberts commented that to limit all of the homes to 30 feet would create a very boring look. The <br />Comm'msion was advised that the final development plen would show the height of each of the <br />individual models. Mr. Swift advised that the roof styles and mass is more important than the <br />height. Staffwill work with the applicant to obtain different roof pitches on the 4,000- end <br />5,000-square-foot models. The Commission agreed that there did not need to be a limitation of <br />30 feet for the building heights end that there should be a variation of heights. Mr. Swift noted <br />that a condition could be included that would prohibit the same models being placed on <br />adjoining lots. He advised that the developer indicates which model is being placed on a lot at <br />the building permit stage. The Commission agreed that this process will address the concern. <br /> <br />Dt~ets <br /> <br />#1 - Redesign of the rear unit to have the front door visible to the street: Commissioner Roberts <br />stated that she would like to see the front door be more prominent. <br /> <br />12.000-S~uare-Foot Lots <br /> <br />In response to Chairperson Roberts' question about the lots on the Western Parcel that adjoin the <br />area that may become a golf course, Mr. Costanzo advised that a disclosure regarding the <br />potential uses of this open space will be provided to the purchasers. <br /> <br />Architectural Desien <br /> <br />#6 - Location of family rooms end kitchens: Commissioner Kameny recommended that staff <br />resolve this issue. <br /> <br />6~00-Sauare-Foot Lots <br /> <br />Front Entry Door on Plan 4: A low wall and gate will be added to thc homes not on comer lots <br />to indicate the entrance area, as discussed earlier. <br /> <br />Mr. Costanzo noted that they are considering adding hook-ups for washers end dryers in the <br />apartment units. The Commission supported this modification. <br /> <br />Commissioner Kameny indicated that a pool end play area should be included. Commissioner <br />Arkin indicated his support for a pool.
