In response to an inquiry by Commissioner Arkin, Mr. Castanzo noted that the 12,000-square- <br />foot lot homes will have Category 5 wire and the 4,000-square-fnot lot homes will have <br />Category 5 wire as an option. Commissioner Arkin requested that ail homes and rooms be <br />wired for Category 5 wire. <br /> <br />Mr. Costanzo continued by noting that Oreenbriar development is willing to incorporate design <br />resource efficient landscapes and gardens, recycling of job site construction and demolition <br />waste, and utilization of Wood I joists for floors and ceilings. <br /> <br />In response to an inquiry by Vice Chairperson Sullivan, Mr. Costanzo noted that the developer <br />would not be able to commit to utilization of FSC Certified wood for framing at this time, due to <br />the cost of the wood and the wood not being readily available. Commissioner Sullivan requested <br />that Greenbriar conduct a cost analysis of utilizing FSC Certified Wood. Further, he noted he <br />would provide staff with the name of a company that provides FSC Certified Wood for framing. <br /> <br />Mr. Costanzo noted that the G-reenbriar development is willing to utilize fiber-cement exterior <br />siding, installation of hot water jacket insulation for plumbing, and installation of low flow <br />toilets. <br /> <br />Discussion ensued relating to low flow toilets and recirculating hot water pumps. <br /> <br />Mr. Costanzo noted the reciroulating hot water pumps will be utilized in the larger homes. He <br />continued by stating that ceiling fans will be offered, lighting controls for larger lots, concrete <br />tile roofs, select Low-E windows, installation of zone HVAC systems will be offered on smailer <br />homes and duel I-IVAC system on the 6,000- and 12,000-square-fuot lot homes, and utilization <br />of low or no VOC paint. <br /> <br />Discussion ensued relating to the eaiculafions of loading utilized for ail orientations. <br /> <br />Mr. Costanzo continued by stating that the developer will provide a homeowner's manual of <br />products installed. <br /> <br />Vice Chairperson Sullivan requested that the developer examine utilizing non-old growth <br />certified wood application in severai areas on projects such as flaming and decking. He further <br />noted there is an opportunity for utilization of engineered materiais, such as for headers and <br />beams. Mr. Costanzo noted that a commitment could not be made to utilize engineered materiais <br />everywhere; however, he noted that the developer will review the use of engineered materiais. <br />Vice Chairperson Sullivan further requested that the developer examine options to eliminate <br />products that contain formaldehyde, such as carpets and particle board, due to the harmful effects <br />of formaldehyde on children. He expressed support with the utilization of no and low VOC and <br />formaidehyde-free paint and finishes and zoned or dual system I-IVAC. <br /> <br />Discussion ensued relating to staff creating a condition of approvai to include Green Building <br />guidelines. <br /> <br />PLANNING COMMISSION MINUTES July 26, 2000 Page 9 <br /> <br /> <br />
