Mr. Cosmnzo noted he would support including as a condition of approval for the project the <br />Green Building guidelines that G-reenbriar has agreed to in the memorandum. <br /> <br />Den Rosenbaum, South Bay Development, provided the Commission with a memorandum <br />outlining the Green Building guidelines that will be utilized in the commercial properties in the <br />Greenbriar development. He provided background information relating to the experience of <br />South Bay Development in utilizing Green Building practices in other developments. <br /> <br />Tertyl Lofrand, Architect, noted that the commercial properties will include drought resistant <br />slow water consumption type plenting, drip irrigation and the use of gray water, if possible, <br />pervious pavement, recycled concrete rubble, pre-cast concrete, no creation of casts on site, <br />concrete masonry units, end utilization of low retaining walls. Mr. Lofrand further noted that the <br />roof will be fabricated off site; they will install energy-efficient windows; and carpet and <br />finishing adhesives with a low VOC will be used, when possible. <br /> <br />Discussion ensued relating to the mix of outside air end inside air that will be utilized in the <br />commercial building. <br /> <br />Mr. Lofrend continued by stating that the commercial building will utilize acoustical ceilings, <br />utilization of recycled products, utilization of linoleum, encouraging tenants to utilize carpet <br />constructed of recycled materials, utilization of low VOC paint, encouraging tenants to utilize <br />low VOC paint, plastic toilet compartments, provision of locations for vehicle charging stations <br />for electric cars, speed bumps made of rubber products, utilization of prefabricated assembly, <br />high efficiency basic mechanical systems end HAP filters, low flow showers, faucets, and toilets, <br />utilization of fluoresceut fixtures, and that utilization of low voltage energy efficient fixtures wilt <br />be pursued. <br /> <br />Mr. Lofrend noted there will be a possibility of gym functions in the building and that bike racks <br />will be located near the entrences of all the commercial buildings. He noted that showers are <br />proposed for each building. Mr. Lofrend stated that housing is located adjacent to the <br />commercial buildings to promote less vehicle usage. He provided en overview of the irregular <br />shape of the buildings and the overhangs on the buildings. <br /> <br />Discussion ensued relating to the utilization of the awnings on the building end the Leadership <br />and Energy Environmental Design (LEED) scoring, Mr. Lofrend noted that he would be <br />amenable to providing LEED scoring for the project. <br /> <br />Mr. Costanzo provided an overview of the alternate site plans which include relocation of <br />housing to the East Parcel in en effort to reduce housing in the Central Parcel end options for <br />distributing affordable housing throughout the project. He noted Greenbriar Development <br />developed a new proposal for including duets on corners in the 5,000- end 6,0000-square-foot lot <br />communities. He noted those duets will be approximately 1350 square feet and three <br />bedroom/two bath units. He noted that the developer has prepared three different alternatives for <br />mix of product. Mr. Costanzo noted that the east side of property has environmental issues and <br />commented on the Army Corps of Engineers permit needed to develop the east side of the <br />property.
