5. MATTERS CONTINUED FOR DECISION <br /> <br />PUD-98-1-1M. Tract M~m 7030 (Eouus Hei~hts] <br />Application of Dong Yu Real Estate to (1) modify a condition of approval for PUD-98-1 <br />to extend the approval of the development plan, and (2) to extend Tentative Trap map <br />7030 for one-year. The development plan is a six-lot custom home subdivision located <br />on the west side of Foothill Road at Equips Court. <br /> <br />Mr. Plucker noted this item was continued from the June 28, 2000 Commission meeting to allow <br />the Planning Commission the opportunity to provide feedback to the applicant regarding the <br />extension of the Tentative Tract Map. <br /> <br />Chairperson Roberts noted that the Committee previously requested that a staff repor~ be <br />pl'ovidad addressing the Commissioners' concerns relating to easement issues, how the property <br />can be conditioned, whipsnake barrier issues, and the applicant returning with a different plan in <br />six months. Chairperson Roberts requested that a new staffreport be provided, that this item be <br />continued for a month to allow staff time to respond to the Commissioners' concerns, and to <br />allow the applicant time to provide visuals of the property. <br /> <br />Discussion ensued relating to the information requesl~l at the previous meeting and the direction <br />given to the staff. <br /> <br />Commissioner Maas noted she desired an explanation from staff of what the various changes <br />indicate. <br /> <br />Commissioner Sullivan noted this property should adhere to the West Foothill Road Overlay <br />District guidelines. <br /> <br />Mr. Callahan requested clarification from the Commissioners relating to the requests for <br />information. Commissioner Maas noted that she desired a visual analysis to be provided of the <br />property from a distance and up close and what the property will look like in the future. <br />Comm~sioner Arkin noted he would like to see views from the Valley floor. Commissioner <br />Maas requested views from Foothill Road. Mr. Callahan noted that the visual analysis would <br />take a considerable amount of time. <br /> <br />In response to an inquiry by Commissioner Arkin, Mr. Callahan noted that the private road and <br />Equus Court will be relocated. Further, Mr. Callahan stated that he did not realize the tentative <br />map was expiring and when he tried to intercede, the June 12, 2000 staff report had already been <br />written. <br /> <br />Commissioner Sullivan noted he still preferred that a new PUD be developed rather than <br />conditioning the tentative map with various changes. Mr. Callahan noted that the West Foothill <br />Road Overlay District Ouidelines could be applied to this tentative map except for the setback <br />and clustering requirements.
