In response to an inquiry by Chairperson Roberts, Ms. Seto noted that when the new PUD was <br />adopted that became the new zoning for the area and the old PUD was no longer in existence. <br />Mr. Plucker noted that the Tentative Map extension needs to be consistent with the PUD <br />modifications or PUD and that will be addressed in staff's analysis. MATTERS FOR COMMISSION'S REVIEW/ACTION <br /> <br />Review of Greenbriar Homes' Prooosal for the San Francisco Bernal Avenue <br />orouel'~. <br /> <br />Mr. Plucker noted that C-reenbriar will provide an overview of the production mix of homes and <br />the characteristics of the various units. <br /> <br />Patrick Costanzo, Greenbriar Homes Communities, Inc., noted that the presentation will include <br />the architecture for ail of the pwposed communities, including the commercial pwperty, the <br />apamnents and the four for-sale-housing types. Chip Pierson, J. David Dacys, Todd Dewell, and <br />Terry Loffrard will be presenting the proposals for the individual residential communities and <br />the commercial property. <br /> <br />Chip Pierson, Dahlin Group Architects, provided an overview of the architectural design of the <br />homes on the 4,000-square-foot lots. He noted that this design consists of four plans and five <br />elevation themes (three per plan) for a total of 12 different elevations. He provided an overview <br />of the proposed square footage, and the design that includes ailey-loaded garages and porches. <br />He stated that the garages will be consistent in size with garage standards and parking will be <br />installed for the carriage units. <br /> <br />Discussion ensued regarding the variety of the homes that can be accomplished with the <br />proposed elevations. Commissioner Sullivan questioned making ail of the homes to look totally <br />different. He stated that he feels older neighborhoods usually have a theme with a mix of styles. <br /> <br />Commissioner Arkin requested that the lengths of all of the garage stalls accommodate parking <br />of a larger car (mini-van), and the architecture of the homes be articulated all the way around. <br /> <br />PLANNING COMMISSION MINUTES July 12, 2000 Page 10 <br /> <br /> <br />
