In response to an inquiry by Commissioner Maas, Mr. Doherty noted that car sales are promoted <br />through word of mouth and that Budget Car and Truck Rental has a car sales lot in Hayward. <br /> <br />Commissioner Maas commended the applicant for providing a detailed analysis of his business <br />operation. <br /> <br />Commissioner Arkin inquired as to the signage for attracting customer to the business and Mr. <br />Doherty responded that the applicant's primary customer is referred to the business while their <br />ears are in for ~pairs at nearby ear dealerships and body shops. Mr. Doherty further responded <br />there will be no signage visibility from the freeway and noted he is in agreement with staff's <br />recommendation for signage. <br /> <br />Joe Bologna, architect, provided the Commission with a handout. He continued by commenting <br />on the design of building, landscape design, meetings with the neighboring homeowners <br />association, and improvement and modifications made to the site plan which implements <br />feedback from the neighbors, staff, and fire department. <br /> <br />Don Rose, Landscape Architect, provided an overview of the landscaping utilized including the <br />location of trellises, vines, and the types of trees utilized in design plan. <br /> <br />Mr. Bologna provided an overview of the colors that will be utilized on the buildings and <br />signage and lighting that will be utilized on the project. <br /> <br />In response to an inquiry by Commissioner Kameny, Mr. Bologna stated that low level interior <br />lighting illuminating away from the neighbors will be utilized; however, the location of the <br />lighting has not been determined. Mr. Bologna provided an overview of the materials that will <br />be utilized for the roof. He continued by providing an overview of the design of the washIng <br />shed, as requested by Commissioner Arkin, and noted the parking lot will be asphalt concrete. <br /> <br />PUBLIC HEARING WAS CLOSED <br /> <br />Commissioner Kameny moved to approve the design review application Case PDR-44 subject to <br />the recommended conditions shown in Exhibit "B.l"; make the variance findings listed in the <br />staff report; approve Case PV-16 subject to the recommended conditions in Exhibit "B.I"; make <br />the conditional use permit findings listed in the staffreport; and ,approve Case PUCP-11 subject <br />to the recommended conditions in Exhibit "B.2." Further, that Condition No. 9 be amended to <br />include that there be signage indicating a "No left turn" sign onto Pimlieo Drive. Commissioner <br />Arkin seconded the motion. <br /> <br />Commissioner Kameny commended the applicant and staff for the well-designed project and <br />noted the design indicates consideration of the neighbors. <br /> <br />Commissioner Arkin commended the applicant for his design on the project and for minimizing <br />the signage on this project. <br /> <br />PLANNING COMMISSION MINUTES <br /> <br />July 12, 2000 Page 4 <br /> <br /> <br />
