Commissioner Sullivan requested that two-car garages be utilized on homes, rather than three- <br />car garages. Discussion ensued regarding parking requirements for second units and making the <br />third-car garage an option. Chairperson Roberts noted that the second unit ordinance does not <br />provide for second-story second units, as shown. Mr. Plucker advised that this could be provided <br />through the PUD approval without a variance. <br /> <br />Mr. Pierson provided an overview of the. architectural design of the homes on the 5,000-square- <br />foot lots. He noted there are four plans ranging in size from 2,300-2,900 square feet. He stated <br />that two of the plans have traditional garages in the front and two have detached garages. <br />Discussion ensued regarding the proposed property line setbacks for the detached garages. <br /> <br />David Dacys, William Hezmalhatch Architects, provided an overview of the architectural design <br />of the homes on the 6,000-square-font lots. He noted there are four plans, with three elevations <br />each, ranging in size from 2,890-3,550 square feet. He commented on the variety that is <br />provided in the house plans. He stated that massing is in different locations on the homes and <br />two of the plans have the opportunity for porches and two of the plans have courtyards. He <br />provided an overview of the location of the garages, the location of the entry to the house, <br />fencing, the varying sideyard setbacks, and the materials that will be utilized on the homes. <br /> <br />Commissioner Maan questioned the garages on Plan 2 being prominent in respect to the rest of <br />the home and the front entry location on Plan 4. Mr. Dacys noted that they have attempted to <br />minimize the impact of the garages using various teelmiques. <br /> <br />Commissioner Kameny requested that addresses for homes in the area similar to Plan 4 be <br />provided to the Commission. <br /> <br />Mr. Pierson provided an overview of the architectural design of the homes on the 12,000-square- <br />foot lots. He noted there are four plans ranging in size from 3,800-5,200 square feet, with three <br />elevations. He commented on the variety of garages and provided an overview of the setbacks. <br />Discussion ensued regarding potential noise impacts of the set-hacked garages on the neighbors, <br />as well as the safety of residents of homes with detached garages. <br /> <br />Mark N~Tarene, architect, provided an overview of the architectural design of the high-density <br />housing. He noted that the high-density housing is located around the village center complex. <br />He commented on the materials, shutters, gables, and proposed colors that will be utilized in the <br />high-density housing. <br /> <br />In response to a question from Commissioner Maas regarding the installation of elevators, it was <br />noted that there will be no elevators, but all of the ground-floor units will be ADA accessible. It <br />was also agreed that all of the below-market-rate units would not be located on the third floor. <br /> <br />The Commission requested that the theme be kept consistent throughout the project. Further, the <br />Commission noted they approved of the style, preferred that wood be utilized on the project, <br />preferred varying sizes in buildings, and that the colors of buildings complement each other.
