hill will help in retaining viewsheds, especially for the Gray Fox subdivision. She noted her <br />conc~ce with staff's recommendation for grading. She further stated there are only two <br />houses that directly exit onto Clara Lane which should lessen the appearance of lots stepping up <br />the road as they do on Montevino. She stated that the landscaping which hides the cuts and <br />slopes at the Gray Fox subdivision is aesthetically pleasing. <br /> <br />Commissioner Arkin noted he met with the applicant and discussed the berms and modulation of <br />the ben'ns. He spoke in favor of the homes being articulated all the way around, utilizing <br />additional stone on homes, and with the number of one-story homes in project. He commended <br />the applicant for the cooperative effort provided on this project and noted he would vote in favor <br />of the project. <br /> <br />Commissioner Sullivan commended the applicant for addressing the Commission's concerns. <br />He noted he concun~d with staff's recommendation for the fiat-pad grading. He noted a berm <br />from Lots M-2 and M-3 around to M-4 would be helpful. He suggested there be an amendment <br />to the motion that Lots L-3, L4, M-2 and M-7 be reviewed by the Commissioner for grading and <br />design review. Commissioner Ma~q concurs with the amendment. In eunelusion, Commissioner <br />Sullivan noel he would vote in support of approving project. Commissioner Maas concurred <br />with the amendment. <br /> <br />Mr. Swirl noted that grading for Lots L-3, L-4 and M-2 will take place in conjunction with <br />design of house. <br /> <br />Commissioner Arkin requested that the berm and vegetation along Vineyard Avenue be provided <br />prior to framing of the homes. <br /> <br />A moflom was made by Commissioner Maas, seconded by Chairperson Roberts, to approve <br />the application by making the Tentative Subdivision Map findings as listed in the staff <br />rmport; approve the Tentative Subdivision Map applications and related subdivision design <br />features, subject to the conditions listed in Exhibit "B' as modified by Delco Builder's <br />submittal dated June 26, 2000, approve the architectural designs for the eight production <br />models as shown in Exhibit "A"; homes being articulated all the way around with <br />utilization of additional stone on homes; that Lots L-3, L-4, M*2 and M*? be reviewed by <br />the Commissioner for grading and design review; and that three-foot berms shall be <br />required on the upper lots of M-2, M-3, and M-4 and landscaping be installed on Vineyard <br />Avenue prior to homes being built. <br /> <br />ROLL CALL VOTE <br /> <br />AYES: <br />NOES: <br />ABSENT: <br />ABSTAIN: <br /> <br />Commissioners Arkin, Kameny, Maas, Sullivan and Chairperson Roberts <br />None <br />None <br />None <br /> <br />Resolution No. PC-2000-36 was entered and adopted as motioned. <br /> <br />PLANNING COMMISSION MINUTES June 28, 2000 Page 5 <br /> <br /> <br />
