Chairperson Roberts disclosed she met with the developer and viewed the property. She further <br />noted the Haiverson easement should be utilized for Clara Lane. She requested there be <br />additional articulation on all the homes in project due to open fencing being utilized. <br /> <br />Mr. Rowe noted he would work with staff to develop additional articulation of homes. <br /> <br />Discussion ensued relating to grading. Mr. Swift noted lots L3, L4, M2 and M7 will be custom <br />homes and will go through the administrative process with staff unless ~e Commission modifies <br />the process. <br /> <br />In response to an inquiry by Commissioner Arkin, Mr. Rowe noted his willingness to build the <br />sound wall berm on Vineyard prior to construction of homes. <br /> <br />Doyle Heaton, applicant, expressed appreciation to the Commission for the two-week <br />contintumce and the opportunity to meet with staff. <br /> <br />Commission Arkin disclosed he met with the applicant at the project site. <br /> <br />Ron Halverson, 837 Clara Lane, expressed concern with the development of Clara Lane. He <br />commented on the rurainess of the area. He noted that he had recently sold his property and that <br />the buyers were provided different information on two occasions by City staff relating to <br />infrastructure and remodeling of home. He noted he had not seen a map or future changes to <br />Clara Lane and expressed concern with roads connecting into Clara Lane. He noted that he has <br />not been approached by anybody who desires his property for developing Clara Lane. <br /> <br />Discussion ensued relating to whether major remodeling of a home would require a hook up to <br />public sewer and water and interim rules being adopted by the City Council until the Specific <br />Plan is adopted. <br /> <br />JeffNespor, noted he is the prospective buyer for the Halverson property. He noted he planned <br />on doing remodeling to the property and did not want to postpone remodeling for six months due <br />to waiting for connections to public sewer and water. <br /> <br />Commissioner Ma~ suggested Mr. Nesper meet with staff to resolve issues relating to <br />connecting to public sewer and water. <br /> <br />PUBLIC HEARING WAS CLOSED <br /> <br />Commissioner Maas moved to approve the application by making the Tentative Subdivision Map <br />findings as listed in the staff report; approve the Tentative Subdivision Map applications and <br />related subdivision design features, subjact to the conditions listed in Exhibit "B" as modified by <br />Delco Builder's submittal dated June 26, 2000, and approve the architectural designs for the <br />eight production models as shown in Exhibit "A." <br /> <br />Chairperson Roberts provided an overview of her visit to the property.
