Donna Miller. and Gene and Carol Strom <br /> Application for PUD pre-zoning and PUD development plan approval for a residential <br /> subdivision consisting of 12 new single-family lots and two existing single-family homes, <br /> open space, and public park uses, and public street and infrastructure improvements <br /> located on approximately 55.4 acres; and designating an approximately 5.22-acre area for <br /> a future senior care facility. The overall project site is unincorporated and is located at <br /> 11393 Dublin Canyon Road. Paul and Vieki Larson <br />Application for design review and conditional use permit approvals to allow a first- and <br />second-floor addition which is proposed to be approximately 2,800 square feet in size and <br />approximately 30 feet in height located at 3711 Trenery Drive. Zoning for the property is <br />PUD-LDR (Planned Unit Development - Low Density Residential) District. <br /> <br />Commissioner Arkin noted that he lives close to the project and that al~er discussion with the <br />City Attorney, he has been advised that his participation is acceptable. <br /> <br />Mr. Plucker referenced a staffreport dated February 23, 2000 and highlighted key areas <br />contained in the report including background information, project description, compatibility with <br />nearby l~'operties, parking, and design, colors, and materials. Mr. Plucker noted that a neighbor, <br />Mr. Wiemken, has requested that power lines be undergrounded and that the applicant has <br />agreed. He noted that Mr. Wiemken has also expressed concern with encroachment of the <br />addition towards his property relating to the gazebo and with future neighbors objecting to future <br />development on the Wiemken property. In conclusion, Mr. Plucker noted that staff's <br />recommendation is that the Commission make the conditional use permit findings and approve <br />Case UP-99-06/Z-99-58 subject to the conditions listed in Exhibit "B." <br /> <br />Discussion ensued relating to the subdivision of the lot and the square footage of the home. <br /> <br />PUBLIC HEARING WAS OPENED. <br /> <br />Charles Huff, 39 West Neal Street, project architect, noted that 1,000 square feet of the structure <br />is being removed, that the subdivision of the property will come down the driveway, and that the <br />proposed house will be within the parcels. In response to an inquiry by Chairperson Roberts, he <br />noted the original house was built in 1914. He stated that the new property owner would decide <br />on issues relating to the barn. <br /> <br />Discussion ensued relating to the actual square footage of the house and when the tennis court <br />was built. <br /> <br />Al Wieraken, P.O. Box 969, provided a histot~ of the home, the area, and the tennis court. He <br />noted that the applicant has installed aesthetically-pleasing landscaping. He noted that this area <br />has been developed with compromises on the part of the neighbors.
