Resolution No. PC-99-22 <br />Page 17 <br /> <br />95. <br /> <br />96. <br /> <br />97. <br /> <br />98. <br /> <br />99. <br /> <br />100. <br /> <br />101. <br /> <br />102. <br /> <br />103. <br /> <br />104. <br /> <br />The applicant shall construct a sanitary sewer pump station including the dedication of <br />right-of-way for the site along Alisai Street (exact location to be determined prior to the <br />tentative map). <br /> <br />The applicant shall install a sanitary sewer force main (exact size to be determined prior <br />to the tentative map) to the sanitary sewer manhole on Sycamore Road near Alisal Street. <br />All other portions of the sanitary sewer system shall flow by gravity, unless otherwise <br />approved by the City Engineer. All sanitary sewers shall be interconnected. <br /> <br />The applicant shall dedicate a 20 foot wide sanitary sewer easement across the golf <br />course, the exact location to be shown on the tentative map. No tree planting shall be <br />allowed within said easement that would impact the sanitary sewer line. <br /> <br />The applicant shall construct a detention pond on the site. The pond shall be sized to <br />handle the runoff from a 100 year storm event. The discharge rate of the outlet pipe from <br />the pond shall limit the storm water discharge to that of a 15 year storm event prior to <br />development. <br /> <br />There shall be open space drainage release for lots' 9-13. <br /> <br />There shall be an overland storm drain release across lot 29 onto the private street. This <br />improvement shall be show on the tentative map. <br /> <br />All grading shall comply with the recommendations of Lowney Associates with <br />comments by Cottons Shires and Associates. <br /> <br />No grading or construction activity shall be permitted in the butterfly habitat area as <br />shown on the PUD development plan. <br /> <br />There shall be no on-street parking along the Bypass Road, the development of each <br />individual lot shall include provisions for four on-site parking spaces. No parking signs <br />shall be posted to advise residents of this restriction. <br /> <br />All private streets that will have multiple users shall have a cross access and maintenance <br />agreement for the private maintenance and private storm drain system. Said agreement <br />shall be approved by the City Attorney prior to City Council approval of the final map. <br />The sanitary sewer and water mains installed in a private street shall be public. The <br />applicant shall dedicate a public service easement over said street for maintenance of <br />these utilities. <br /> <br /> <br />
