Resolution No. PC-99-20 <br />Page 6 <br /> <br />10. <br /> <br />11. <br /> <br />12. <br /> <br />13. <br /> <br />The following changes shall be made to the site plan, elevations and landscape plan: <br /> <br />a. The planter area abutting the rear property line shall have a continuous width of 3 <br />feet, 9 inches and a total of 13 minimum five-gallon sized xylosma shrubs shall be <br />planted within in this area. <br /> <br />b. Wood planter boxes with live vegetation shall be installed below selected second <br />floor windows on the front elevation and front portion of the side elevations. The <br />applicant shall work with staff to identify those windows where planter boxes shall be <br />located. A detailed plan showing the location and design of the planter boxes, the types <br />and number of plants to be installed in the boxes, and a detail of the method of irrigating <br />the boxes shall be submitted for review and approval by the Planning Director prior to <br />issuance of building permits. <br /> <br />c. The proposed wood fence shall be increased in height to a total of seven feet from <br />grade (six feet of solid fencing and one foot of lattice). The existing wood fence located <br />on the rear property line of the lot located at 4688 and 4690 Augustine Street shall <br />remain, and the applicant shall add a foot of lattice to the top of this fence to bring its <br />total height to seven feet. <br /> <br />d The proposed two inch by four inch vertical and horizontal trim boards shall be <br />painted to match the proposed body color. The trim and accent colors shall be limited to <br />the window trim and sills, doorways, and eaves. <br /> <br />e. The proposed freestanding monument shall not be installed on the subject site. <br />All references to the proposed monument sign shall be deleted from the plans submitted <br />for a building permit. <br /> <br />Prior to installation of any signs, an application for a comprehensive sign program shall <br />be submitted to the Planning Director for review and approval. Said program shall <br />include the location and design of signs warning Fair attendees to not use the on-site <br />parking lot. No signs may be illuminated except for indirect spot light illumination. <br /> <br />All site improvements and construction activities shall be limited to the hours of 8 AM to <br />5 PM, Monday through Friday. All construction activities must meet DMV noise <br />standards and shall be equipped with muffling devices. <br /> <br />The following root trimming practices shall be adhered to if roots of the trees on the <br />adjacent lots are encountered during construction: <br /> <br />a. Within eight feet of the tree trunk, no roots larger than 2" in diameter shall be cut <br />or ground unless prior approval has been received from the City Engineer. <br /> <br /> <br />
