Resolution No. PC-99-20 <br />Page 5 <br /> <br /> EXHIBIT "B" <br />PLANNING COMMISSION <br />CONDITIONS OF APPROVAL <br /> PUD-98-22 <br />201 OLD BERNAL AVENUE <br /> <br />PLANNING <br /> <br />Development shall be substantially as shown on the site plan, floor plan, elevations, <br />colorboard and landscape plan, Exhibit "A", dated "Received January 20, 1999" on file <br />with the Planning Department, except as modified by the following conditions. Minor <br />changes to the plans may be allowed subject to the approval of the Planning Director if <br />found to be in substantial conformance to the approved exhibits. <br /> <br />The applicant shall obtain all building and other applicable City permits for the project <br />prior to the commencement of construction. <br /> <br />The developer shall pay any and all fees to which the property may be subject prior to <br />issuance of building permits. The type and amount of the fees shall be those in effect at <br />the time the building permit is issued. <br /> <br />This PUD development plan approval shall lapse and shall become void two years from <br />the date of approval unless a building permit is issued and construction has commenced <br />and is diligently pursued toward completion or an extension has been approved by the <br />City. <br /> <br />The subject property is zoned Planned Unit Development (PUD) - Office (O). The <br />permitted uses on the subject site shall be the uses indicated on Exhibit "C". <br /> <br />6. The hours of operation for all uses shall be 8 AM to 9 PM, daily. <br /> <br />Parking lot sweeping, deliveries, shipping/receiving, landscaping, leaf blowing, and <br />similar commercial or maintenance activities shall be limited to 8 AM to 7 PM, Monday <br />through Friday. <br /> <br />The applicant shall submit a sample of the wood siding material for review and approval <br />by the Planning Director prior to issuance of building permits. The siding shall be <br />smooth wood with no grain stamped or applied to the surface. <br /> <br />The "belly band" design shown on the plans submitted for a building permit shall have a <br />height which generally matches that shown on the elevation drawings. <br /> <br /> <br />
