Within eight feet of the tree trunk, root which are 2" in diameter and larger which <br />are in conflict with the proposed work may be ground to 1/2 of their diameter. Work of <br />this nature shall only be performed using a mechanical stump grinder by personnel <br />familiar with its operation. <br /> <br />c. Further than eight feet from a tree trunk, roots of any diameter may be ground to a <br />maximum of 1/2 of their diameter if they are in conflict with the proposed work. Work of <br />this nature shall only be performed using a mechanical stump grinder by personnel <br />experienced with its operation. <br /> <br />d. Further than eight feet from a tree trunk, roots up to 6 inches in diameter may be <br />removed if they are in conflict with the proposed work. Roots that are removed shall be <br />cleanly cut using a hand saw. <br /> <br />14. <br /> <br />The applicant shall post cash, letter of credit, or other security satisfactory to the Planning <br />Director in the amount of $5,000 for each of the five heritage trees located on lots <br />abutting the subject site's western side property line. This cash bond or security shall be <br />retained for one year following completion of construction and shall be forfeited if, based <br />upon the determination of the City Landscape Amhitect, the trees have been destroyed or <br />substantially damaged as a result of the proposed construction. <br /> <br />15. <br /> <br />The applicant shall effectively screen from view all ducts, meters, air conditioning <br />equipment, and any other mechanical equipment, whether on the structure, on the ground, <br />or on the roof, with materials architecturally compatible with the main structure. <br />Screening details shall be shown on the plans submitted for issuance of building permits, <br />the adequacy of which shall be determined by the Planning Director. All required <br />screening shall be provided prior to occupancy. <br /> <br />16. <br /> <br />All mechanical equipment shall be constructed in such a manner that noise emanating <br />from it will not be perceptible beyond the property plane of the subject property in a <br />normal environment for that zoning district. <br /> <br />17. <br /> <br />The applicant shall submit a final lighting plan for the building and the site for the review <br />and approval of the Planning Director prior to issuance of building permits. Details shall <br />be submitted which shows that all lighting shall be directed away from adjacent <br />residences. <br /> <br />18. <br /> <br />The wall mounted light proposed to be installed under the building eaves and on the <br />eastern elevation of the building shall be deleted from the plans and shall not be installed. <br /> <br /> <br />
