Resolution No. PC-99-07 <br /> <br />Page 5 <br /> <br />13. <br /> <br />The sewer line and easement relocation shall be shown on the building permit <br />plans and shall be subject to review and approval by the City Engineer and <br />Planning Director prior to issuance of building permits for the project. A new <br />easement for the relocated sewer line shall be recorded prior to issuance of <br />building permits. The applicants' engineer shall provide all necessary <br />documentation for the City to abandon the existing sewer line easement and record <br />the new sewer line easement. <br /> <br />14. <br /> <br />The developer shall provide a public art piece on this project site. The art piece <br />shall be subject to review and approval by the City's Civic Arts Commission. The <br />art piece shall be installed prior to occupancy of office Building B. <br /> <br />15. <br /> <br />Design details for the bus stop and shelter shall be shown on the plans submitted <br />for issuance of building permits and shall be subject to review and approval by the <br />City Engineer and Planning Director prior to issuance of building permits. <br />Lighting shall be provided if determined necessary by the City Engineer. <br /> <br />16. <br /> <br />The required emergency vehicle access road located on the project site and serving <br />the adjacent residential development shall be maintained at all times during <br />construction. <br /> <br />17. <br /> <br />The applicants shall modify and/or install the striping on Embarcadero Court and <br />Fabian Court to the satisfaction of the City Engineer to accommodate the new <br />turning movements. <br /> <br />18. <br /> <br />The applicants shall be responsible for preparing all necessary documents for the <br />City to abandon the existing roadway easement for the easterly end of Fabian <br />Court, or for such other actions as will extinguish the public's and/or Stoneridge <br />Apartments' rights to use the end of Fabian Court. <br /> <br />19. <br /> <br />The applicants shall submit a sample of the raked wall finish for final review and <br />approval by the Planning Director prior to issuance of building permits. <br /> <br />20. <br /> <br />The pewter equipment screen wall color shall be changed to a darker color. Said <br />color shall be submitted for issuance of building permits and shall be subject to <br />review and approval by the Planning Director prior to issuance of building permits. <br /> <br />21. <br /> <br />Approved building colors/materials shall be stated on the plans submitted for <br />issuance of building permits. <br /> <br /> <br />
