Resolution No. PC-99-07 <br />Page 6 <br /> <br />22. <br /> <br />The colors and materials for enhanced paving, paved patio areas, seat walls, and <br />pedestrian pathways shall be shall be shown on the plans submitted for issuance of <br />building permits and shall be subject to review and approval by the Planning <br />Director prior to issuance of building permits. <br /> <br />23. <br /> <br />Concrete pavers with concrete borders, or other materials acceptable to the <br />Planning Director, shall be used for the pedestrian pathways in the parking lot. <br /> <br />24. <br /> <br />The nose of the median island on Embarcadero Court adjacent to the first entry <br />drive east of Stoneridge Mall Road shall be modified to the satisfaction of the City <br />Engineer to improve the turning radius while exiting said driveway. Said <br />modifications shall be shown on the plans submitted for issuance of building <br />permits and shall be subject to review and approval by the City Engineer prior to <br />issuance of building permits. <br /> <br />25. <br /> <br />Unless otherwise approved by the Planning Director, the applicants shall combine <br />the two proposed Stoneridge Mall Road driveways into one driveway signed and <br />striped for right turn only ingress/egress. The final driveway location and design <br />shall be subject to review and approval by the Planning Director and City <br />Engineer. <br /> <br />26. <br /> <br />The applicants shall effectively screen from view all ducts, meters, satellite dishes, <br />air conditioning equipment, and any other mechanical equipment, whether on the <br />structure, on the ground, or on the roof, with materials architecturally compatible <br />with the main structure. Screening details shall be shown on the plans submitted <br />for issuance of building permits, the adequacy of which shall be determined by the <br />Planning Director. All required screening shall be provided prior to occupancy. <br /> <br />27. <br /> <br />All mechanical equipment shall be constructed in such a manner that noise <br />emanating from it will not be perceptible beyond the property plane of the subject <br />property in a normal environment for that zoning district. <br /> <br />28. <br /> <br />The applicants shall submit a final lighting plan for the buildings and the site for <br />the review and approval of the Planning Director prior to issuance of building <br />permits. Lighting shall be directed away from adjacent properties and, if deemed <br />necessary by the Planning Director, shall incorporate cut-off shield type fixtures to <br />prevent glare onto adjacent properties or roadways. <br /> <br />29. <br /> <br />Trash containers shall be stored within the enclosures at all times, except when <br />being unloaded. <br /> <br /> <br />
