29. <br /> <br />30. <br /> <br />31. <br /> <br />32. <br /> <br />33. <br /> <br />34. <br /> <br />35. <br /> <br />McRecycle USA recycled products, etc. The results of this comparison shall be reported <br />back to the Plarming Commission. <br /> <br />If the operation of the drive-through restaurant results in conflicts pertaining to parking, <br />noise, traffic/circulation, litter, odors, loitering, or other impacts, at the discretion of the <br />Planning Director, this design review approval may be referred to the Planning <br />Commission for subsequent review at a public hearing. <br /> <br />Prior to issuance of a building permit, the building planset shall show the location and <br />size of recycling bins proposed for use at all trash corrals on the site. <br /> <br />Prior to installation of any signs, a comprehensive sign program shall be submitted to the <br />Planning Director for design review and approval. Said sign program shall include the <br />specific details for each sign (i.e. colors, materials, illumination, location, sign, text, <br />etc.). All signs shall be flush-mounted against the building wall. No exposed raceways <br />shall be permitted. The sign program shall include a comprehensive window sign <br />program that addresses permanent and temporary window signage. <br /> <br />Window signs shall occupy no more than 25 % of the total window area of the business. <br />No window signs shall be permitted on the Playplace windows on the north and east <br />elevations of the building. No hanging ceiling mounted signs shall be visible through the <br />Playplace windows on the north and east elevations of the building. <br /> <br />Prior to issuance of building permit, design details and/or photographs for the outdoor <br />patio furniture for the McDonald's restaurant shall be submitted to the Planning Director <br />for review and approval. <br /> <br />The flagpole proposed for the site shall be reduced in height from 60 feet to 40 feet. The <br />flagpole shall be permitted to fly the United States, California, county or city flags only, <br />unless otherwise approved by the Planning Director. The flag shall be removed at night <br />and during inclement weather. <br /> <br />The approved building colors and materials for the building shall be indicated on the <br />building permit plan set. Colors and materials shall be consistent with the approved <br />colors. <br /> <br />36. <br /> <br />The project developer shall submit a waste management plan to the Building Department <br />prior to issuance of building or demolition permits. The plan shall include the estimated <br />composition and quantities of waste to be generated and how the project developer shall <br />recycle at least fifty percent (50%) of the job site construction and demolition waste. <br />Proof of compliance shall be provided to the Director of Building Inspection prior to the <br /> <br />SR01:207 <br />Page 11 <br /> <br /> <br />
