"Compact Car Only". The dimensions of the parking stalls shall be clearly shown on the <br />plans submitted for Building Department plan check. <br /> <br />23. Six-inch vertical concrete curbs shall be installed between all paved and landscaped areas. <br /> <br />General Planning Conditions <br /> <br />24. <br /> <br />The project developer shall use their best efforts to implement the measures identified in <br />the U.S. Green Building Council's (GBC), "Leadership in Energy and Environmental <br />Design (LEED)" 2.0 rating system in the design, construction, and operation of the <br />proposed building, including all future tenant improvements. These measures shall be <br />shown on the building permit plan set submitted for review and approval before issuance <br />of a building permit. In conjunction with the building permit application, the project <br />developer shall determine the building's "LEED Green Building Rating", using the GBC <br />evaluating methodology, and shall report the rating to the Planning Director before <br />issuance of the building permit, which shall be reported to the Planning Commission. <br />Prior to building permit issuance, the green building provisions that are proposed to be <br />included in the development shall be submitted to the Planning Director for review and <br />comment. City staff shall arrange a meeting with the project developer to discuss the <br />proposed measures and to determine if other feasible, mutually agreeable green building <br />measures can be incorporated into the project. <br /> <br />25. <br /> <br />Prior to issuance of a building permit, the elevation drawings shall be modified to show <br />solar glazing and/or tinting on the Playplace windows on the north and east elevations of <br />the building. The type and amount of tinting shall be subject to review and approval by <br />the Planning Director. <br /> <br />26. <br /> <br />A minimum of one family-style restroom shall be provided in the public restroom facility <br />on site. The Planning Director shall approve the design of the bathroom prior to issuance <br />of a building permit. <br /> <br />27. <br /> <br />The owner/operator of the McDonald's restaurant covered by this approval shall be <br />responsible to the larger community for any trash generated from this project. Before <br />issuance of an occupancy permit, McDonald's shall initiate a discussion with the East Bay <br />Regional Park District regarding potential McDonald's trash in Shadow Cliffs park. Said <br />discussions shall be reported to the Planning Director by McDonald's. McDonald's shall <br />also investigate means to assist in trash clean-up, e.g. in the parks, adjacent properties, <br />public rights-of-way, etc. <br /> <br />28. In conjunction with its building permit review, McDonald's shall compare this facility to <br /> its Antioch facility with respect to energy efficiency, LEED measures, imtegration of <br /> <br />SRO 1: 207 <br />Page 10 <br /> <br /> <br />
