15. The project developer shall provide root control barriers and four-inch perforated pipes <br /> for parking lot trees, street trees, and trees in planting areas less than ten feet in width. <br /> <br />16. <br /> <br />Prior to occupancy, the project developer's landscape architect shall certify in writing to <br />the Planning Director that the landscaping has been installed in accordance with the <br />approved landscape and irrigation plans with respect to size, number, and species of <br />plants and overall design concept. <br /> <br />Parking and Hardscape <br /> <br />17. <br /> <br />At the time of application for design review of the adjoining service commercial building, <br />the applicant shall provide a detailed analysis of parking intensities on the site. Shared <br />parking agreements shall be required if considered necessary by the Planning Director to <br />provide sufficient parking on the site. <br /> <br />18. <br /> <br />Prior to issuance of a building permit, the site plan for the project shall be modified to <br />include an area of stamped concrete, 50 fi. deep by 30 ft. wide, to be placed between the <br />proposed drive-through landscape bulb and the proposed 6-inch asphalt curb at the future <br />commercial building. The specific design of the concrete shall be subject to review and <br />approval by the Planning Director. <br /> <br />19. <br /> <br />Bicycle storage racks shall be located on the west side of the restaurant. Prior to issuance <br />of a building permit, the location and design of the bicycle racks shall be submitted to the <br />Planning Director for review and approval. The building planset shall be modified to <br />show this location and the rack design. <br /> <br />20. <br /> <br />All drive aisles shall be a minimum of 25 feet in width. The drive aisle widths shall be <br />clearly shown on the plans submitted for Building Department plan check. As determined <br />by the Fire Marshall, some drive aisles may be required to be painted and/or posted as <br />fire lanes. <br /> <br />21. <br /> <br />22. <br /> <br />All parking spaces shall be striped. Wheel stops shall be provided unless the spaces are <br />fronted by concrete curbs, in which case sufficient areas shall be provided beyond the <br />ends of all parking spaces to accommodate the overhang of automobiles. <br /> <br />All full-sized parking spaces shall be a minimum of 19' x 9' in size and compact parking <br />spaces shall be a minimum of 8'x 16' in size. Reductions in parking space length up to a <br />maximum of 2' shall be allowed so long as adequate vehicle overhang is provided in front <br />of each reduced-size parking space, as determined by the Zoning Administrator.
