Resolution No. PC-2000-68 <br />Page 9 <br /> <br />30. The water and sanitary line in "J" and "K" Courts shall be connected. The utilities <br /> shall be installed within a 20 foot wide PSE (Public Service Easement), between <br /> the Courts. The PSE/EVA shall be gated. The design and location of the gate(s) <br /> shall be reviewed and approved by the Planning Director and Fire Marshall. <br /> <br />31. <br /> <br />The v-ditch in the Western Area between Street B and the detention pond shall be <br />relocated to address safety/nuisance issues to the satisfaction of the City Engineer. <br />In the event that the City Engineer determines that this v-ditch needs to be piped, <br />it shall be placed in a storm drain system to the satisfaction of the City Engineer <br />unless the piping of this v-ditch conflicts with the BMP plan as determined by the <br />City Engineer. <br /> <br />32. <br /> <br />The proposed sanitary sewer siphon from the East Side development shall be a <br />duel pipe system. The siphon shall be designed to the satisfaction of the City <br />Engineer. <br /> <br />33. <br /> <br />From Street B to the improvements on Parcel D the applicant shall install a 12- <br />foot wide paved access mad with tumaronnd to the manholes, valves, siphons, <br />inlets or outlets not within the street. If the locations of said improvements <br />change from the locations shown in the preliminary improvements plans, or if <br />new ones are added, the City Engineer may require similar paved access to those <br />newly located improvements. <br /> <br />34. <br /> <br />The proposed utility easements between Parcels E, and I and between Parcels E <br />and F, shall be enlarged to a 15-foot minimum. <br /> <br />35. <br /> <br />The existing sanitary sewer trunk line on Valley Avenue is 27 inches. The <br />applicant's engineer shall verify the existing invert elevation to insure that the <br />proposed 10-inch line intersection, with the 27-inch line, matches the pipe crown, <br />unless otherwise approved by City Engineer. <br /> <br />36. <br /> <br />The storm drain and sanitary sewer systems for the Alternative Design for Parcel <br />"C" shall be revised so that the utilities flow by gravity towards Valley Avenue, <br />unless otherwise approved by the City Engineer. If the storm drain system is <br />placed in a BMP channel, these utilities may remain. If this change would require <br />additional fill to be installed over the maximum amount of fill currently proposed, <br />as determined by the City Engineer, these utilities may remain. <br /> <br /> <br />
