Resolution No. PC-2000-68 Page 9 30. The water and sanitary line in "J" and "K" Courts shall be connected. The utilities shall be installed within a 20 foot wide PSE (Public Service Easement), between the Courts. The PSE/EVA shall be gated. The design and location of the gate(s) shall be reviewed and approved by the Planning Director and Fire Marshall. 31. The v-ditch in the Western Area between Street B and the detention pond shall be relocated to address safety/nuisance issues to the satisfaction of the City Engineer. In the event that the City Engineer determines that this v-ditch needs to be piped, it shall be placed in a storm drain system to the satisfaction of the City Engineer unless the piping of this v-ditch conflicts with the BMP plan as determined by the City Engineer. 32. The proposed sanitary sewer siphon from the East Side development shall be a duel pipe system. The siphon shall be designed to the satisfaction of the City Engineer. 33. From Street B to the improvements on Parcel D the applicant shall install a 12- foot wide paved access mad with tumaronnd to the manholes, valves, siphons, inlets or outlets not within the street. If the locations of said improvements change from the locations shown in the preliminary improvements plans, or if new ones are added, the City Engineer may require similar paved access to those newly located improvements. 34. The proposed utility easements between Parcels E, and I and between Parcels E and F, shall be enlarged to a 15-foot minimum. 35. The existing sanitary sewer trunk line on Valley Avenue is 27 inches. The applicant's engineer shall verify the existing invert elevation to insure that the proposed 10-inch line intersection, with the 27-inch line, matches the pipe crown, unless otherwise approved by City Engineer. 36. The storm drain and sanitary sewer systems for the Alternative Design for Parcel "C" shall be revised so that the utilities flow by gravity towards Valley Avenue, unless otherwise approved by the City Engineer. If the storm drain system is placed in a BMP channel, these utilities may remain. If this change would require additional fill to be installed over the maximum amount of fill currently proposed, as determined by the City Engineer, these utilities may remain.
