Unless otherwise mentioned above, all other residential streets shall be street <br /> section B-B. <br /> <br />25. <br /> <br />There shall be a smooth transition on "B" Street through the curve between <br />roadway sections D-D and section A-A. <br /> <br />26. East Side Area: <br /> <br />27. <br /> <br />28. <br /> <br />29. <br /> <br />a. For Sections H-H and I-I on Sheet 4 of the Tentative Map and for Section <br />Y-Y on Sheet 3 (Western Area) of the Tentative Map, there shall be a 16-foot <br />wide paved road within the proposed 20-foot EVA, capable of supporting a fire <br />truck. The Fire Marshall may approve alternate widths and paving materials <br />depending upon resolution of the EVA requirements of the County. The roadway <br />shall be gated as required by the Fire Marshall. The applicant shall submit details <br />of the EVA gates to the Fire Marshall and Planning Director for review and <br />approval. <br /> <br />b. For Section I-I, the maximum side slopes on the v-ditch shall be 3:1. <br /> <br />c. For Section H-H, the concrete v-ditch shall be constructed within the <br />applicant's property. The individual homeowners shall be responsible for <br />maintaining the ditch. The developer shall give notice to any prospective owners <br />of the maintenance of the concrete v-ditch storm drain system. The City Attorney <br />shall approve the exact language of the notice prior to final map approval. <br /> <br />d. Lots 252 through 265, and lots 355 through 360, shall have a concrete <br />drainage v-ditch along the back of the lots to intercept drainage from the open <br />space from flowing directly into the Zone 7 channel if required by Zone 7. <br />Private easements and private maintenance responsibilities shall be recorded with <br />the final map to the satisfaction of the City Engineer. The developer shall give <br />notice to any prospective owners of the maintenance requirements of the private <br />concrete v-ditch storm drain system. The City Attorney shall approve the exact <br />language of the notice prior to final map approval. <br /> <br />The sanitary sewer main on Street "B," between the proposed 15-inch sewer main <br />and the eastside siphon, shall be increased tol0 inches. The City shall reimburse <br />the developer for the cost of the increased pipe size from 8" to 10". <br /> <br />The developer shall install a 10-inch sanitary sewer main on Street "B," between <br />the eastside siphon and Valley Avenue unless the East Area alternative plan <br />shown on Sheet 5A is installed. <br /> <br />All sewer mains shall be interconnected, unless otherwise approved by the City <br />Engineer. <br /> <br /> <br />
