Resolution No. PC-2000-68 <br />Page 6 <br /> <br />14. There should be no driveway access to Bernal Avenue except Lot E. The <br /> driveway for Lot E shall be located adjacent to the most easterly property line on <br /> Bemal Avenue and most southerly property line on Valley Avenue unless <br /> otherwise approved by the Planning Director and City Engineer. The t~mal map <br /> shall reflect this condition. <br /> <br />15. <br /> <br />The applicant shall install four additional streetlights on Bemal Avenue from <br />Valley Avenue to Street W in the median along the project frontage similar in <br />type and spacing to the existing median streeflights. A City approved arborist <br />report shall be submitted to the City Engineer detailing the impacts to the existing <br />trees as a result of the installation of these lights. Should the report show that the <br />tree-sensitive normal installation methods would damage these trees, the City <br />Engineer may waive or modified this requirement. The applicant shall also install <br />streetlights on the south side of Bemal Avenue from the new Arroyo de la Laguna <br />Bridge to the CalTrans southbound on-ramp similar in type and spacing to the <br />existing streetlights along the Windsor development frontage, as approved by the <br />Planning Director and City Engineer. <br /> <br />16. <br /> <br />At the intersection of Bemal Avenue and the extension of street "W" the applicant <br />shall install a V-shaped median island (similar in shape to the entrance/exit into <br />the office site on Bemal Avenue). The median shall be designed such that <br />vehicles in the eastbound curb-lane on Bemal Avenue and those heading towards <br />Bemal Avenue from Street "W" mm right only. <br /> <br />17. <br /> <br />The side slopes of the Valley Avenue undercrossing shall be 3:1 except in the area <br />of the railroad structure, where the side slopes maybe steeper if properly <br />protected, unless otherwise approved by the Planning Director and City Engineer. <br />The alignment of the undererossing shall be fixed at the end points (the Valley <br />Avenue/Street B and Case Avenue/Junipero intersections) which shall not be <br />changed. <br /> <br />18. <br /> <br />The residential streeflights shall be generally as shown on the cut-sheet submitted <br />with the tentative map unless otherwise approved by the Planning Director. <br /> <br />19. <br /> <br />The applicant shall install streeflights along the Valley Avenue extension similar <br />in type and spacing as the streetlights for the residential development, unless <br />otherwise approved by the Planning Director and City Engineer. In addition, the <br />same street lights with double the otherwise normally required spacing shall be <br />installed on the east/trail side of Valley Avenue from Street W to Case Avenue, <br />from the Street B/Valley Avenue intersection to the Street A/Street B intersection, <br />and from the Street A/Bemal intersection to the northernmost traffic circle on <br />Street A to the satisfaction of the City Engineer. Additionally, a different type of <br />lighting may be required for the undercrossings for security purposes if <br />determined necessary by the City Engineer. <br /> <br /> <br />
