Resolution No. PC-2000-68 <br />Page 5 <br /> <br />8. The applicant's engineer shall investigate the structural section of the shoulders <br /> along Bemal Avenue. If the structural sections of the shoulders are not adequate <br /> for the anticipated traffic demand subsequent to roadway widening, the structural <br /> section of the shoulders shall be inereasad, as determined by the City Engineer. <br /> <br />The applicant shall be responsible for installation of an 8-foot wide meandering <br />concrete sidewalk across Lot "E" and tie-in to the existing asphalt concrete <br />walkway in a manner subject to the review and approval of the Planning Director. <br />The applicant may delay the installation of the permanent concrete sidewalk until <br />such time as Lot "E" is developed so long as the existing asphalt concrete <br />walkway is tied into the intersection. In either scenario, the existing sidewalk <br />shall be maintained open and operational at all times until a permanent sidewalk <br />is installed. <br /> <br />10. <br /> <br />The applicant shall coordinate with the builder of the new Bemal Avenue Bridge <br />across the Arroyo de la Laguna regarding the pavement transitions, placement of <br />the sidewalks and bike lanes between the bridge and Street "A." The City <br />Engineer shall review and approve any interim configuration of traffic lanes, <br />sidewalks or traffic signal timing at the intersection of Bemal Avenue and Street <br />"A" prior to the completion of the bridge. The applicant shall receive credit for <br />interim improvements that would have otherwise been installed as part of the <br />permanent bridge improvements, as determined by the City Engineer, against the <br />Bridge reimbursement fee as identified in the Bernal Property Pre-Annexation <br />Development Agreement. <br /> <br />11. <br /> <br />The applicant shall determine the exact location and elevation of the trees along <br />Bemal Avenue where street widening is to take place. The applicant shall work <br />with the City's landscape architect and traffic engineer to determine if the trees in <br />these areas can be saved. <br /> <br />12. <br /> <br />Where new median islands or "pork chop" islands (the entrance to the office <br />development off Bemal Avenue, the southwest comer of Bemal Avenue/Valley <br />Avenue, Bemal Avenue/Street W, and the northeast comer of Valley <br />Avenue/Case Avenue) are being constructed, the islands shall be landscaped and <br />hardscaped in a form similar to that of the traffic circles to the satisfaction of the <br />Planning Director. <br /> <br />13. <br /> <br />Easterly of the 1-680 north bound off. ramp, the effective street width of the two <br />lane interim alignment shall be measured from the double yellow line shadowing <br />the left roms onto Koll Center Drive when determining eastbound lane alignment <br />and southerly curb line. <br /> <br /> <br />
