Resolution No. PC-2000~68 <br />Page 4 <br /> <br /> EXHIBIT "B" <br /> CONDITIONS OF APPROVAL <br /> TENTATIVE TRACT MAP 7255 <br /> <br />Development shall be substantially as shown on the Tentative Tract Map 7255, <br />Exhibit "A", dated "Received December 6, 2000", and on file in the Planning <br />Depashuent, except as modified by these conditions. Minor alterations may be <br />approved by the Planning Director if found to be in substantial compliance with <br />this approval. <br /> <br />All conditions of approval for the Bernal Avenue Property Specific Plan (SP-95- <br />02) and PUD Development Plan (PUD-02) shall remain in full force and effect, <br />except as adjusted by these conditions, and are herein incorporated by reference. <br /> <br />This vesting tentative map is conditionally approved, and shall lapse if the <br />developer fails to record a Final Map prior to the expiration of the PUD <br />development plan as specified in the prior approval. <br /> <br />Should a final map be approved for the East Area, the East Area alternatives <br />shown on Sheet 5A shall become null and void. Alternatively, should a final map <br />be approved for the East Area Alternatives shown on Sheet SA, the East Area lots <br />shall become null and void. <br /> <br />The median island on Bemal Avenue between Valley Avenue and Street "W" <br />shall be expanded southerly to align with the eastbound through-lanes west of <br />Valley Avenue to provide the necessary lane configuration. The exisfmg asphalt <br />concrete curb shall also be removed and a new 8-inch concrete curb installed as <br />part of the median modifications. The final design of the median shall include <br />three to four 36" box trees that match the existing trees to the east and irrigation <br />subject to review and approval by the Planning Director. <br /> <br />There shall be an additional travel lane on eastbound Bemal Avenue between <br />Valley Avenue and Street "W" for acceleration and deceleration resulting in a <br />total of 3 through-lanes. <br /> <br />The applicant's engineer shall indicate on the improvement plans those areas <br />along Bernal Avenue where pavement base failures have occurred and where new <br />pavement conforms, traffic signal conduits, and utility cuts are planned along the <br />project frontage. With regards to existing failures, to the extent such failures were <br />not directly impacted by the applicant's work in the City Engineer's reasonable <br />discretion, the City will be financially responsible for any repairs that the City <br />Engineer requires that the applicants to make. The applicant shall be responsible <br />for the repair of street damage over normal traffic levels as determined by the City <br />Engineer. <br /> <br /> <br />
