Resolution No. PC-2000-68 <br />Page 14 <br /> <br /> The City shall then use these funds to install the Bemal Avenue waterline-loop <br /> from Valley Avenue to Pleasanton Avenue in a time and manner determined by <br /> the City to provide the required redundant water system loop serving the <br /> development. Upon completion and operation of the 16" waterline connection by <br /> the developer in the undercrossing improvements, the City shall reimburse to the <br /> developer the Equivalem Value. <br /> <br />e. Due to uncertainties of future water service needs, the City prefers to defer <br />the Bemal Avenue loop connection and the developer shall use its best efforts in <br />building the cross-country eonneetion within the specified deadline. <br /> <br />69. <br /> <br />The developer and the City shall work together in realigning Street A in order to <br />increase the amount of land between Street A and the 1-680 fight-of-way. Any <br />such realignment shall take into consideration the impact that the street <br />realignment would have on any arohaeologieal resources and noise berming <br />requirements. Final alignment shall be approved by the City Engineer prior to <br />final map approval. <br /> <br />70. <br /> <br />If the East Area altemate lotting plan shown on Sheet 5A is developed, the design <br />of the sound-berm between Io680 and the residential lots adjacent to the freeway <br />shall be consistent with the requirements of the PUD development plan. <br /> <br />71. <br /> <br />As part of the final grading plan, the grading of the individual lots shall be <br />submitted for the review and approval of the Planning Director and City Engineer. <br />Any retaining walls shall be of CMU block or concrete construction and they <br />shall be held to the lowest height possible. <br /> <br />72. <br /> <br />The streeflights for the residential developments shall substantially match the <br />design of the cut-sheet submitted as part of the tentative map application. The <br />color of the streetlights and standards shall be black. <br /> <br />73. <br /> <br />Prior to final map approval for the East Area development, the specific details of <br />the soundwall and associated landscaping shall be submitted to the Planning <br />Director for review and approval. The sound mitigation requirements detailed in <br />the Charles Salter report, dated December 8, 2000, shall be included in the final <br />map improvement plans and building permits for the future homes. The <br />developer may submit alternate noise mitigation design measures to the Planning <br />Director for review and consideration. The Planning Director may approve such <br />alternate measures if it is found that the measures meet the General Plan noise <br />requirements and that they are substantially consistent with this approval. <br /> <br />74. <br /> <br />Should the East Area alternative shown on Sheet 5A of the tentative map be <br />developed, Lots 295 and 360 shall become four duet unit lots consistent with the <br />PUD development plan. <br /> <br /> <br />
