The curb and gutter of ail streets within the development, including median and <br /> traffic islands, shall have subdrains installed at the lip of the gutter to the <br /> satisfaction of the City Engineer; This detail shall be shown on the improvement <br /> plans. Said drains shall be connected to the storm drain system or drained by other <br /> means acceptable to the City Engineer. <br /> <br />56. <br /> <br />All existing drainage swales that are filled shall have subdrains instailed unless <br />otherwise approved by the City Engineer and the Developer's Soils Engineer. All <br />subdrains shall have a eleanout installed at the beginning of the pipe. The end of <br />the pipe shail terminate in a storm drain or other storm drain ouffail subject the <br />approval of the City Engineer. The applicant's engineer shail submit a final <br />subdrian location map to the City Engineer prior to acceptance of the Public <br />Improvements. It shall be the responsibility of the homeowner to relocate the <br />subdrains if during the excavation of a pool or other subsurface structure the <br />subdrains are encountered. All owners within the subdivision shail receive notice <br />of the presents of these subdrains. The City Attorney shail approve said notice. <br /> <br />57. <br /> <br />All retaining wails aiong the street shail be placed behind the Public Service <br />Easement (PSE), unless otherwise approved by the City Engineer. <br /> <br />58. <br /> <br />All required third-party permits shall be obtained prior to the approval of the Finai <br />Map unless superseded by prior agreements and/or conditions of approvai. <br /> <br />59. <br /> <br />Unless otherwise approved by the Fire Marshall, no housing construction shail <br />begin until such time as an acceptable emergency vehicle access has been <br />established for that area, as defined by the Fire Marshail. Fire access shail be <br />maintained at ail times to the satisfaction for the Fire Marshall. <br /> <br />60. <br /> <br />The existing septic tank and leach field to the existing houses shall be abandoned <br />per Alameda County Heaith Depmhnent regulations. <br /> <br />61. <br /> <br />The existing storm drain subdrains/leach fields within the proposed development <br />shall be abandoned per the direction of the soils engineer and approvai of the City <br />Engineer. <br /> <br />62. <br /> <br />The existing wells shall be abandoned per Zone 7 standards within the area to be <br />developed. In areas outside the area to be developed where the existing ground <br />will be lowered or raised by over six inches the height of the well casing shall be <br />adjusted to grade in accordance with the requirements of Zone 7 and the City <br />Engineer. All existing wells to remain shall be covered and secured to the <br />satisfaction of Zone 7 and the City Engineer. <br /> <br />63. <br /> <br />All utility boxes and transformers for this project shall be installed underground, <br />excepting the commerciai areas where above ground transformers may be ailowed <br />subject to the approvai of the Planning Director. Capacitor banks or switohes for <br />the project may be installed above ground if properly screened to the satisfaction <br /> <br /> <br />
