Resolution No. PC-2000-68 <br />Page 11 <br /> <br />47. The "pork chop" islands shall have a minimum lane width of 18 feet on the free <br /> right-turn lane unless otherwise approved by the Planning Director and City <br /> Engineer. The applicant's engineer shall use a 58-foot radius track-turning <br /> template to verify the size of the turning radius of the curb returns. <br /> <br />48. <br /> <br />Unless Section G-G is part of the BMP plan, it shall be revised to provide for low <br />flow (grass) drainage only. All other drainage shall be conveyed in a pipe located <br />along Valley Avenue and "B" street, unless otherwise approved by the Planning <br />Director and City Engineer. <br /> <br />49. <br /> <br />The applicant shall coordinate with LAVTA (Livermore Amador Valley Transit <br />Authority) regarding the location and installation of bus stop turnouts and <br />shelters. The applicant shall offer the bus shelters to LAVTA for ownership and <br />maintenance. If LAVTA does not accept the offer, the office/commercial <br />developer shall be responsible for the maintenance of the shelters on and along its <br />frontage. <br /> <br />50. <br /> <br />The applicant shall obtain monitoring well closure permits from Zone 7 for all <br />wells to be removed by the applicant. The applicant shall fulfill all conditions of <br />such permits. <br /> <br />51. <br /> <br />The storm drainage from each lot shall be directed to the street, alley, or other <br />approved storm drain system in accordance with Sections 1806.55 and 3315.4 of <br />the 1997 Uniform Building Code unless otherwise approved by the Building <br />Official and City Engineer. <br /> <br />52. <br /> <br />The developer shall develop a Best Managemem Practices plan for the project to <br />the satisfaction of the City Engineer. This plan shall address, among other things, <br />drainage swales, nmoff from paved and roofed areas, drainage basins, and other <br />measures utilizing the preferred approach to connect roof leaders to the through- <br />the-curb drains to the extent possible. <br /> <br />53. <br /> <br />The alleys shall be separately bonded and inspected as if they were public street <br />improvements except that they will be owned and maintained by a homeowners <br />association. Upon completion of the alleys and approval of the City, the <br />performance bond shall be released. <br /> <br />54. <br /> <br />The developer shall give notice to any prospective owners of the maintenance <br />responsibilities of the private concrete v-ditch storm drain systems that are located <br />on their private lot as part of the disclosure information. The City Attorney shall <br />approve the language of the disclosure notice prior to final map approval. <br /> <br /> <br />
