land for the duration of the existence of the approved use or structures located <br />on the subject property. <br /> <br />32. With the exception of street trees, the property owner shall be responsible for <br /> the landscape maintenance of the landscaping strips between the street and the <br /> sidewalk which are in front of the lot owner's property. All street trees on City <br /> owned property shall be maintained by the City. <br /> <br />33. The applicant shall comply with the tree preservation recommendations of the <br /> tree reports prepared by HortScience dated "July 23, 1998" and "September 29, <br /> 1998", Exhibit "C", on file with the Planning Department. No tree trimming or <br /> pruning of the oak tree, other than that specified in the tree report, shall occur. <br /> The tree protection zone fence around the oak tree shall be a natural wood <br /> color. <br /> <br />Other <br /> <br />34. If signing for the development is desired, a comprehensive signing program <br /> shall be submitted to the Planning Director for consideration under separate <br /> application. <br /> <br />35. There shall be no parking lot sweeping, or garbage pick-up between the hours <br /> of 10:00 PM and 6:00 AM. <br /> <br />36. The applicant shall effectively screen from view all ducts, meters, air <br /> conditioning equipment, and any other mechanical equipment, whether on a <br /> structure, on the ground, or on the roof, with materials architecturally <br /> compatible with the main structure. Screening details shall be shown on the <br /> plans submitted for issuance of building permits, the adequacy of which shall <br /> be determined by the Planning Director. <br /> <br />37. The location of any pad mounted transformers shall be subject to approval by <br /> the Planning Director prior to issuance of permits by the Building Department. <br /> Such transformers shall be screened by landscaping or contained within an <br /> enclosure matching the building and with corrugated metal gates. All <br /> ~tnsformers shall be shown on the plans submitted for issuance of building <br /> permits. The applicant shall attempt to locate transformers at the rear of the <br /> site. <br /> <br />38. All backflow prevention devices installed with the development shall be <br /> painted forest green (Pantone Color System Number 357) and shall be <br /> screened from view from public/private streets.
