walls and the gates shall be corrugated metal or solid wood. The location and <br />design of the enclosure and the design of the cover shall be shoxx~ on the plans <br />submitted to the Planning Department and shall be subject to the approval of <br />the Planning Director and Building Director. Trash containers shall be stored <br />within the enclosure at all times, except when being unloaded. Recycling <br />containers can be exempt from this requirement, per the Urban Storm Run-off <br />Ordinance. <br /> <br />Landscaping <br /> <br />23. The applicant shall install a minimum often (10) London plane trees in the <br /> landscape area generally in front of the project site located between the <br /> between the sidewalk and the street. The exact specie and location of the trees <br /> is subject to the review and approval of the Planning Director. <br /> <br />24. The applicant shall install a minimum of one (1) tree where the ~eestanding <br /> white signage board in front of the main building is located. The tree shall be <br /> of a specie which needs little to no water once established. The location and <br /> specie of the tree is subject to the review and approval of the Planning <br /> Director. <br /> <br />25.A11 weeds at the front of the site shall be removed. <br /> <br />26. The applicant shall provide root control barriers and four inch perforated pipes <br /> for all street trees, and trees to bc installed by the applicant in planting areas <br /> less than ten ft. in width. <br /> <br />27. The irrigation design shall utilize low-volume drip, bubbler, or other water <br /> conserving irrigation systems to maximize water conservation to the greatest <br /> extent possible. The irrigation systems shall include a soil moisture, rain <br /> sensor, or other irrigation efficiency device. All irrigation shall be installed <br /> prior to the installation of any landscaping. <br /> <br />28. Six inch vertical concrete curbs shall be installed between all paved and <br /> landscaped areas. <br /> <br />29. The oak tree and the loquat tree on site shall be preserved. <br /> <br />30. All trees shall be a minimum of 15 gallons in size and shrubs a minimum of 5 <br /> gallons. <br /> <br />31. The landscaping agreement the applicant enters into with the City. attorney (see <br /> condition #4) shall also be signed by the property owner and shall mn with the <br /> <br /> Page 5 <br />PCUP-15/PDR-96 <br /> <br /> <br />
