way intended for the Del Valle Parkway extension when notified by the City <br />Engineer of the extension of the Del Valle Parkway through the property at <br />3878 Stanley Boulevard. At this time, the property owner shall re-apply for <br />design review approval to address the modified site plan, parking, access, <br />screening, landscaping, and other design issues for continued use of the site. <br />The Planning Director may approve or deny the design review application and <br />may add conditions of approval to the application to mitigate impacts. At the <br />discretion of the Planning Director, the design review application may be <br />submitted to the Planning Commission for further review at a public hearing. <br />The Commission may approve or deny the application and may add conditions <br />of approval to mitigate impacts. The City will endeavor to give six (6) weeks <br />notice prior to moving onto the property to extend Del Valle Parkway. <br /> <br />46. The property owner shall ~runt to the City of Pleasanton, for the Vineyard <br /> Sewer Extension Project, a permanent 15 foot wide public service easement <br /> ~nd a temporary 50 foot wide construction easement within the future Del <br /> Valle Parkway right-of-way. <br /> <br />47. The property owner shall extend the sanitary sewer fi:om its present terminus <br /> on Stanley Boulevard at First Street, southeasterly along the proposed Del <br /> Valle Parkway extension through the property located at 3988 Stanley <br /> Boulevard. The property owner may request pro-mm reimbursement fi:om <br /> other benefiting properties. The property owner shall endeavor to obtain a <br /> public service easement across the property located at 3988 Stanley Boulevard <br /> for this purpose. If the property owner is unable to obtain the necessary <br /> easement, the applicant is relieved of this condition unless the City is able to <br /> obtain such easement. If the City uses its powers of eminent domain to obtain <br /> the easement at 3988 Stanley Boulevard, the property owner of 3878 Stanley <br /> Boulevard would be responsible for the City's cost to purchase the land at <br /> 3988 Stanley Boulevard for the sewer easement. <br /> <br />48. When the subject property is connected to the sanitary sewer, the existing main <br /> building on the property and the trash enclosure area shall also be connected to <br /> the sewer and all septic tanks and holding tanks existing on site shall be <br /> removed pursuant to the requirements of the Alameda County Department of <br /> Health Services. Additionally, the property owner shall pay any applicable <br /> DSRSD sewer permit fees. <br /> <br />49.
