Resolution No. PC-00-63 <br />Page 5 <br /> <br />16. <br /> <br />17. <br /> <br />18. <br /> <br />19. <br /> <br />20. <br /> <br />21. <br /> <br />22. <br /> <br />The applicant shall submit a final lighting plan for the building for the review and <br />approval of the Planning Director prior to issuance of building pernfits. Lighting <br />shall be directed away from adjacent properties and, if deemed necessary by the <br />Planning Director, shall incorporate cut-off shield type fixtures to prevent glare <br />onto adjacent properties or roadways. <br /> <br />Trash containers shall be stored within the trash enclosure/utility room at all <br />times, except when being unloaded. <br /> <br />All utilities required to serve the proposed development shall be installed <br />underground, unless otherwise determined by the City Engineer. <br /> <br />The applicant shall install any new transformer(s) underground in a vault. The <br />location of the transformer(s) shall be subject to approval by the Planning <br />Director prior to issuance of permits by the Building Department. <br /> <br />The existing street trees along the project frontage shall be saved. The applicant <br />shall post cash, letter of credit, or other security satisfactory to the Planning <br />Director in the amount of $$,000 for each tree required to be preserved, up to a <br />maximum of $25,000. This cash bond or security shall be retained for one year <br />following acceptance of public improvements or completion of construction, <br />whichever is later, and shall be forfeited if the trees are destroyed or substantially <br />damaged. <br /> <br />Any pruning of street trees to accommodate construction of the building shall be <br />conducted by a certified arborist familiar with the International Society of <br />Arboricuiture pruning guidelines and shall comply with the guidelines established <br />by the International Society of Arboriculture, Tree Pruning Guidelines, current <br />edition, to maintain the health of the trees. <br /> <br />Protective chain link fencing shall be installed around the existing street trees to <br />be saved during all construction activities. The location of said fencing shall be <br />subject to the review and approval of the Planning Director. In addition, the <br />following tree preservation methods shall be followed: <br /> <br />a.) The applicant shall utilize his best efforts to locate any new utility trenches <br />outside the dripline of the existing street trees to be saved. If this is not feasible, <br />then the applicant shall submit a report from a certified arborist acceptable to the <br />City that indicates the trenching will not be detrimental to the health of the trees. <br /> <br />b.) No oil, gasoline, chemicals, or other harmful materials shall be deposited <br />or disposed within the dripline of the trees or in drainage channels, swales, or <br />areas that may lead to the dripline. <br /> <br />c.) No signs, wires, or ropes shall be attached to the trees. <br /> <br /> <br />
