Resolution No. PC-00-63 <br />Page 4 <br /> <br />The colors and materials of the second floor addition shall match those of the <br />existing structure. <br /> <br />Details of the various windows and window treatments, comice(s), eaves, support <br />eolunms, planter boxes, false windows, and balcony railing, shall be submitted <br />with the plans submitted for building permits and shall be subject to review and <br />approval by the Planning Director prior to issuance of building permits. <br /> <br />Prior to occupancy of the second floor, the applicant shall install metal tree grates <br />for the two street trees along the project's West Angela Street frontage. Said tree <br />grates shall match the design and materials of the existing tree grates along Main <br />Street. <br /> <br />10. <br /> <br />Prior to occupancy of the second floor, the applicant shall remove and replace the <br />existing concrete blocks in the West Angela Street sidewalk with concrete <br />matching the color, concrete material, and pattern of the existing West Angela <br />Street sidewalk. <br /> <br />11. The applicant shall install an emergency phone in the building elevator. <br /> <br />12. <br /> <br />Lighting in conformance with the City's Security Ordinance shall be provided <br />within the corridor leading to the eastern staircase. <br /> <br />13. <br /> <br />The applicant shall effectively screen from view ail ducts, meters, satellite dishes, <br />heating and air conditioning equipment, and any other mechanical equipment, <br />whether on the structure, on the ground, or on the roof, with materials <br />architecturally eompadble with the main structure. Screening details shall be <br />shown on the plans submitted for issuance of building permits, the adequacy of <br />which shall be determined by the Planning Director. All required screening shall <br />be provided prior to occupancy. <br /> <br />14. <br /> <br />All mechanical equipment shall be constructed in such a manner that noise <br />emanating from it will not be perceptible beyond the property plane of the subject <br />property in a normal environment for that zoning district. <br /> <br />15. <br /> <br />The project developer shall use his best efforts in implementing the measures <br />identified in the Green Building Council's (GBC), "Leadership in Energy and <br />Environmental Design (LEED)" in the design, construction, and operation of the <br />proposed addition. These measures shall be shown on the building permit plan set <br />submitted for review and approval before issuance ora building permit. In <br />conjunction with the building permit application, the project developer shall <br />determine the building addition's "LEED Green Building Rating," using the GBC <br />evaluating methodology, and shall report the rating to the Planning Director <br />before issuance of the building permit which shall be reported to the Planning <br />Commission. <br /> <br /> <br />
