Resolution No. PC-00-63 <br />Page 3 <br /> <br /> Exhibit "B" <br />Conditions of Approval <br />PDR-56 <br /> <br />PLANNING <br /> <br />The proposed building addition shall be constructed substantially as shown on the <br />development plans and colorboard, Exhibit "A", dated "Received October 6, <br />2000" on file with the Planning Department, except as modified by the following <br />conditions. Minor changes to the plans may be allowed subject to the approval of <br />the Planning Director if found to be in substantial conformance to the approved <br />exhibits. <br /> <br />The applicant shall obtain all building and other applicable City permits for the <br />project prior to the commencement of construction. <br /> <br />The developer shall pay any and all fees to which the property may be subject <br />prior to issuance of building permits. The ~pe and amount oftbe fees shall be <br />those in effect at the time the building permit is issued. <br /> <br />This design review approval shall lapse and shall become void one year fi.om the <br />date of approval unless a building permit is issued and construction has <br />commenced and is diligently pursued toward completion or an extension has been <br />approved by the City. <br /> <br />The subject building addition is subject to the terms of the City Council-approved <br />in-lieu parking agreement for 350 Main Street that was entered into March 7, <br />1989, and recorded May 11, 1989. <br /> <br />The applicant shall make the following modifications/revisions to the building <br />design/architecture: <br /> <br />a.) Landscape treatment, such as wood planter boxes at the first floor window <br />sill level and planter pots shall be incorporated along the West Angela Street <br />fi'ontage. Planter pots shall match the design, color, and materials of the City <br />planter pots along Main Street. <br /> <br />b.) The height of the Main Street comer tower shall be increased and detailing <br />added generally as described in the letter from Larry Cannon dated October 16, <br />2000. <br /> <br />c.) The trash/utility room door shall be located off of the elevator/stairway <br />corridor rather than fronting directly onto West Angela Street. <br /> <br />Said modifications shall be shown on the plans submitted for issuance of building <br />permits and shall be subject to review and approval by the Planning Director prior <br />to issuance of building permits. <br /> <br /> <br />
