Resolution No. PC-00-61 <br />Page 4 <br /> <br />The project developer shall grant an ingress/egress easement to the Alameda <br />Flood Control and Water Quality Control District Zone 7 over the parking lot to <br />the top-of-bank of the Arroyo Del Valle before issuance of a building/on-site <br />permit. <br /> <br />Planning Requirements: <br /> <br />If operation of the parking area results in conflicts pertaining to parking, noise, <br />traftie, or other impacts, at the discretion of the Planning Director, this design <br />review approval may be referred to the Planning Commission for subsequent <br />review at a public hearing. If necessary, the Commission may modify or add <br />conditions of approval to mitigate such impacts. <br /> <br />There shall be no truck deliveries, parking lot sweeping, or garbage pick-up <br />between the hours of 10:00 p.m. and 6:00 a.m. <br /> <br />10. <br /> <br />All trash and refuse shall be contained completely within the enclosure shown on <br />the site plan. The trash enclosure shall be covered and shall be designed and <br />detailed to match the architectural design of the existing restaurant. The <br />enclosure's gates shall be constructed of corrugated metal or solid wood. Trash <br />containers shall be stored within the enclosure at all times, except when being <br />unloaded. <br /> <br />ll. <br /> <br />All parking spaces shall be striped. Wheel stops shall be provided unless the <br />spaces are fronted by concrete curbs, in which case sufficient areas shall be <br />provided beyond the ends of all parking spaces to accommodate the overhang of <br />automobiles. <br /> <br />12. <br /> <br />Future requests for tent enclosures over Barones' outdoor deck may be reviewed <br />at the staff level provided that the tent enclosure is erected similarly to those <br />erected in previous years, that it is in place for a period of time less than 180 days, <br />and that the tent enclosure meets all applicable requirements of the City's <br />Building Depmhnent and the Livermore-Pleasanton Fire Department. <br /> <br />Landscaping and Irrigation System Design and Operations <br /> <br />13. <br /> <br />The project developer shall comply with the recommendations of the tree report <br />prepared by HortScience, Inc. dated November 1998. No tree trimming or <br />pruning other than that specified in the tree report shall occur. The project <br />developer shall arrange for the horticultural consultant to conduct a field <br />inspection prior to issuance of grading permits to ensure that all recommendations <br />have been properly implemented. The consultant shall certify in writing that such <br />recommendations have been followed. <br /> <br />14. <br /> <br />A final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance ora <br />building/on-site permit.
