Resolution No. PC-00-61 <br />Page 3 <br /> <br /> Exhibit "B" <br />Conditions of Approval <br />PDR-94 <br /> <br />General Conditions: <br /> <br />Development shall be substantially as shown on the development plans, Exhibit <br />"A", dated "Received October 20, 2000" on file with the Planning Depa~hnent, <br />except as modified by the following conditions. Minor changes to the plans may <br />be allowed subject to the approval of the Planning Director if found to be in <br />substantial conformance to the approved exhibits. <br /> <br />The project developer shall secure a building/on-site permit from the Director of <br />Building Inspection prior to the start of construction of the proposed <br />parking/driveway area. <br /> <br />The project develop shall submit a final lighting plan for the building and the site <br />for the review and approval of the Planning Director prior to issuance of building <br />permits. Proposed lighting to be used in the interior parking area shall be no more <br />than 10'0" in height and shall be designed, installed, and controlled so as not to <br />glare towards the adjacent St. John Court townhouse development. <br /> <br />This design review approval will lapse within two (2) years from the date of <br />approval unless a building permit is issued and construction has commenced and <br />is diligently pursued toward completion or an extension has been approved by the <br />City. <br /> <br />Prior to issuance of a building permit, the project developer shall pay the <br />applicable Zone 7 and City connection fees and water meter cost for any water <br />meters, including irrigation meters. Additionally, the developer shall pay any <br />applicable Dublin San Ramon Services District (DSRSD) sewer permit fee. <br /> <br />A revised site plan shall be submitted to and approved by Planning Director as <br />part of the building permit plan set prior to issuance of a building/on-site permit. <br />The final site plan shall conform to the proposed site plan with the following <br />changes: <br /> <br />A minimum two-foot (2'0") to three-foot (3'0") separation shall be provided <br />between the wood face and edge-of-paving along the westerly side of the <br />driveway and the southerly side of the parking area. <br /> <br />The landscape island located in the middle of the parking area shall be <br />increased in width to five feet (5'0"). <br /> <br />The proposed parking space located at the southerly end of the central <br />parking rows shall be converted to a landscaped end-cap. <br /> <br />A minimum three foot (3'0") landscape separation shall be provided <br />between the edge of paving and the northerly property line. <br /> <br /> <br />
